Reports to: Senior Director of Property Management
Summary of Position
The Maintenance Technician is a hands-on representative of the Property Management department whose job is to complete all work orders in a timely and professional manner. Customer service skills are key to succeeding in this role.
Principal Duties and Responsibilities
Performs general maintenance repairs throughout common areas, occupied units and vacant units as directed by the Senior Director of Property Management. This includes but is not limited to HVAC, minor electrical & plumbing, drywall & painting repairs and cleaning.
Ensure that all maintenance requests are being completed in a timely manner.
Participate in team meetings to give input on overall property maintenance issues, recommendations and problem solving.
Assist in maintaining exterior grounds as needed.
Perform preventative maintenance schedule.
Submit all completed work orders to Property Manager at the end of each day.
Ensure that all supply rooms are kept organized and clean at all times.
Assist the Property Manager in bulk maintenance supply orders in accordance with budgets and supervisor approval.
On call duties: Respond to emergency calls after normal business hours and on weekends.
Must be able to use common tools of the trade. E.g., cordless/electrical drill, circular saw, screwdriver, hammer, circuit tester, channel locks, utility knife, and chisels.
Maintain a professional and courteous manner with all residents, vendors, contractor and team members.
Perform other duties as assigned

Minimum qualifications, knowledge and abilities
High School diploma
Accurate and detail oriented
Must be able to function as a team player
Ability to function independently of direct supervision
General contracting & hand tool knowledge
General knowledge of cell phone technology
Must maintain valid Pennsylvania driver's license, insurance & reliable transportation
HVAC Certification preferred, but not required
A minimum of two years as a maintenance technician or equivalent field
Physical Conditions
Physical demands are heavy.
Sitting, standing, walking required.
Frequently moves, climbs, lifts, kneels & bends over
Visual acuity and manual dexterity and required for keyboarding.
Ability to lift up to 50 pounds.
Speech, visual and hearing abilities that are suffice to read and view writing materials and effectively communicate and interact with staff and students in person and over the telephone.
On-call for nights and weekends are required

Pay: $20.00 - $23.00 per hour
