The position is based in the Phoenix office. We are seeking candidates with a minimum of 3 years' experience. This position is considered non-exempt and will be eligible for authorized overtime.

Primary Responsibilities:
The duties of the Maintenance Supervisor include, but are not limited to, the following:
Conduct routine inspections of retail and industrial properties to proactively identify and address maintenance issues, ensuring all sites remain clean, safe, and welcoming.
Manage maintenance vendors (landscapers, day porter, parking lot sweeper, pressure washer, etc.) to ensure they are performing the scope of work they were hired to perform. Report maintenance issues to vendors and follow up until resolution
Prepare scopes and bid capital repairs
Supervise tradesmen during installations, repairs or maintenance (parking lot seal coat, electricians, plumbers, etc.)
Respond to maintenance emergencies during business hours and participate in a rotating on-call schedule for weekends and holidays
Perform quarterly inspection of each property using property inspection form, complete with detailed notes and photos
Contribute to the development of annual operating budgets by completing detailed budget inspection forms with notes, site plan and photos and recommendations for timing of capital expenditures

Interpret schematics and technical drawings to facilitate troubleshooting and repairs.
Manage projects related to facility upgrades, repairs, or installations while adhering to timelines and budgets.
Provide training and mentorship to maintenance staff on best practices in industrial maintenance.
Collaborate with other departments to coordinate maintenance activities with production schedules.
Requirements
Proven experience in a supervisory role within a manufacturing or industrial environment.
Strong mechanical knowledge with hands-on experience in maintenance management.
Proficiency in managing programmable logic controllers (PLCs) and understanding electrical systems.
Familiarity with HVAC systems, high voltage, low voltage applications, and industrial maintenance practices.
Excellent project management skills with the ability to lead multiple initiatives simultaneously.
Strong leadership abilities with effective communication skills in English.
Experience using CMMS for tracking maintenance activities is preferred.
Ability to read schematics and technical documents accurately.

Assist Tenant Coordinator: Visit sites during shops tenant improvement construction monthly to observe and monitor tenant's construction.
Assist Tenant Coordinator: Review tenant improvement drawings for conformance with lease requirements and potential conflict with existing or proposed improvements
Assist Tenant Coordinator: Conduct a construction startup meeting with contractors hired by a shops tenant, a ground lease tenant or pad owner to explain rules and expectations during construction
Requirements
Proven experience as Maintenance Supervisor or similar role with at least 3 years' experience.
Technical skills and knowledge of various trades such as carpentry, plumbing, electrical, HVAC, fire & life safety, irrigation, etc.
This role involves regular outdoor work and site visits. Candidates must be able to lift up to 50 pounds, climb ladders, and work in various weather conditions throughout the year.
Knowledge of maintenance and CAPEX planning and schedules
Familiarity with construction drawings
Familiarity with Microsoft Office software and computer skills for administrative tasks such as time sheets, invoices, exhibit preparation and scheduling.
Candidate will use personal vehicle for travel and be reimbursed mileage at IRS approved rate.
Ability to proactively prepare and independently manage a worklist

Travel
This is a field-based role with regular travel to properties throughout Arizona. The Maintenance Manager is expected to spend approximately three days per week visiting sites and two days per week in the Phoenix office for planning, coordination, and administrative tasks. Out-of-state travel (primarily to Colorado and California) is required approximately every other month, depending on portfolio needs. A reliable personal vehicle is required, and mileage will be reimbursed at the IRS-approved rate.
Supervision:
The Maintenance Supervisor will be directly managed by the Vice President but will be accountable to multiple Property Managers depending on the site and scope of work. This role requires strong communication and coordination across departments, including Property Management, Development, Construction Management, and Tenant Coordination. While based in the Phoenix office, the position supports a portfolio that spans Arizona, Colorado, Utah and California.
