Hourly Pay:

$56,000 - $65,000 based on experience.


Schedule:

Monday - Friday, occasional weekends, 40-hours per week

The

Maintenance Supervisor

assumes responsibilities for overall maintenance of facility. Responsible for preventative maintenance, painting and repairs inside and outside the facility to provide a safe, attractive and orderly environment for the benefit, use, enjoyment protection of residents, staff and visitors. Conducts routine tests and inspections on various facility systems and implements programs in a manner that meet the goals and objectives of the facility.


QUALIFICATIONS:




High School Diploma or equivalent. Graduate of trade or vocational school, with courses in blueprint reading, mechanical drawing, carpentry, plumbing, HVAC equipment, refrigeration and electricity preferred. Minimum of three (3) years full-time experience in construction or maintenance of equipment, utilities and buildings preferred. Knowledge of state building, plumbing and electrical codes and ordinances. Knowledge of basic machinery and tools. Ability to operate lawn and yard equipment. Ability to follow oral and written instructions. Must be able to read, write and understand English. Ability to work within federal and state regulations, VOANS facility policies and procedures. Ability to relate positively, effectively and appropriately with residents, families, visitors and other facility personnel. Boiler's license (1st class and above) where applicable. Knowledge and ability in electrical, plumbing, HVAC, refrigeration, plastering and painting. Ability to utilize computers and other electronic devices for tasks such as timekeeping, in-servicing and documentation.

ESSENTIAL FUNCTIONS:




Develops and reviews Maintenance policies and procedures on an annual basis. Plans, schedules, supervises, delegates and participates in maintenance and repair work, including, but not limited to, masonry, carpentry, painting, gardening, plumbing, electrical, refrigeration, air conditioning and heating; monitors staff for completion of work on a timely basis. Performs Preventative Maintenance: Establishes a preventative maintenance schedule and recommends building equipment improvements. Keeps accurate records of equipment and maintenance performance. Performs periodic maintenance audits of building, grounds, facility and equipment. Maintains a current inventory of maintenance supplies, tools, equipment and stock.
+ Conducts routine tests of various systems and equipment, including, but not limited to, emergency generator, fire alarm, sprinkler system, hood and duct system, door alarms, call lights and hot water system.
Administers personnel functions of Maintenance Department:
+ Assumes responsibility for hiring, training, counseling and/or termination of all maintenance personnel as necessary.
Assigns, schedules, supervises and evaluates maintenance personnel. Repairs and paints the building exterior as needed. May be on-call for emergencies twenty-four (24) hours-a-day. Schedules and expedites work order requests. Plans and helps implement department budget. Orders approved supplies, materials and equipment for the Maintenance Department. Maintains a clean and orderly storage room. Performs daily audits of boiler room and records gauge and meter readings. Safety:
+ Knows, follows and enforces facility rules.
+ Demonstrates proper use of equipment; reports equipment needs or repairs.
+ Follows and enforces facility smoking policies.
+ Reports and documents incidents or accidents involving residents, staff or visitors to the appropriate facility personnel.
+ Oversees and inspects quality and ensures adherence to safety and building regulations.
+ Ensures quality of contracted services and enforces adherence to building safety codes.
+ Understands and implements established emergency procedures.
Assists and/or assigns staff to move/transfer residents within, into and out of facility. Performs other duties as assigned by Executive Director. Participates in committees as assigned. Attends required in-services and completes assigned online modules.

Experience
