The Vintage Park Maintenance Coordinator will have the overall responsibility for maintaining the community building and grounds, as well as all related equipment. This includes responsibility for the total operation of the building, grounds, and mechanical/equipment room and related storage areas.
Duties
Operations:
Prepare empty apartments for move-in in a timely manner.
Ensure that all necessary preventive or routine maintenance, repairs, painting, carpet cleaning, mowing, pest control, snow removal, vehicle maintenance and repair, landscaping and general cleaning is completed as necessary.
Maintain records re: maintenance, ordering, supplies, budget, fire drills, regulatory compliance, etc., as directed or required.
Must obtain and maintain a chauffeur's license within 30 days of hire.
Complete spring and fall inspections of buildings, grounds, and vehicles.
Assist in emergencies; i.e. fires and power outages as needed.
Use personal protective equipment, as required.
Use OSHA safety precautions i.e. Lock Out Tag Out and MSDS -- and be able to train staff on these protocols as directed.
Attend all bi-weekly in-services, mandatory meetings, coordinators' meetings, and other meetings and committees as assigned by the Manager.
Lead the safety team and schedule monthly Safety Committee meetings.
Schedule monthly fire drills and check fire safety equipment at required intervals.
Follow all Policies & Procedures and the Employee Handbook.
Uphold confidentiality and Health Insurance and Portability and Accountability Act (HIPAA) regulations.
Comply with all state regulations as they apply to Assisted Living certification.
Oversee vendors/contractors and other personnel as needed
Contribute to a positive and productive work environment
All other duties as assigned
Budget:
Maintain annual inventory of maintenance equipment and supplies
Operate within budget guidelines
REQUIRED SKILLS AND ABILITIES:
Able to lift up to 50 lbs -- up to 40 inches
Able to use standard equipment required to perform job duties
Able to work independently with little or no supervision and as part of a team
Willing to accept supervision
Possess effective oral, written and auditory communication skills
PREFERRED EDUCATION/ TRAINING/EXPERIENCE:
High school diploma and 1 - 3 years job related experience
Experience working with the elderly
Job Types: Full-time, Part-time
Pay: $22.00 - $25.00 per hour
Expected hours: 20 - 40 per week
