POSITION SUMMARY
Takes a key leadership role by using skills to develop, supervise, schedule and trouble shoots with the Maintenance Technicians. Implements a preventative maintenance program and is responsible for the cost efficient upkeep of Maniilaq Health Center. Major tasks include but are not limited to inspection, troubleshooting, repair, preventative maintenance, decision making, ensuring energy savings, and adjusting to a variety of mechanical equipment and parts using related tools, blue prints, and test equipment. Work includes both inside and outside activities, climbing, bending, and lifting up to 70+ pounds, working at heights and in confined spaces. Reports directly to the Maintenance Program Manager.
PRINCIPAL DUTIES AND RESPONSIBLITIES
1. Monitors performance of building systems and support services to keep the physical plant safe, operational, and efficient,
2. Organizes and conducts on-going orientation, education, and training of new and existing staff to maintain building in a safe and energy efficient manner consistent with The Joint Commission Standards, government codes, and regulations (such as but not limited to OSHA) and prudent practices.
3. Maintains all Health Services facility records and statistics required for compliance with CMS, The Joint Commission, federal and state regulators, and licensing agencies. Prepares required paperwork and reports.
4. Daily supervision of Health Services Maintenance Technician and Laborers. Is responsible for staff scheduling, disciplinary action and completing the annual performance reviews. Will fill in shifts as a Technician when emergencies or other circumstances dictate, in order to fill 24/7 coverage. Will hold regular staff meetings with the Technicians.
5. Works on a variety of shifts including evenings, nights, weekends and holidays when requires. On call to respond and resolve after-hours emergencies. Responds to service calls in a timely manner. Write incident reports of irregularities.
6. Repairs and maintains all heating, ventilating, compresses air, vacuum, boilers, plumbing and refrigeration, building automation and water treatment systems.
7. Purchases supplies and parts to support maintenance of Maniilaq Health Center, checks on delivery and receiving. Works with a variety of Finance employees on issues of purchasing, payroll, and other.
8. Performs mechanical functions including, but not limited to: lubrication of site equipment, boiler efficiency tests, air filter changes and washable air filters, thermostat calibrations, vibration monitoring, belt changes, unclogging drains/sinks, etc., ceiling tile replacement, cleaning strainers on equipment, alignments, pump re-builds, determining parts required for repair, diagnosing, dismantling and repairing mechanical equipment, diagnosing all common faults of mechanical equipment by inspection and using appropriate tools of preventative maintenance, and inspecting.
9. Operates all site related equipment including, but not limited to: high and low pressure boilers, air conditioning systems, emergency water and sewer pumps.
10. Maintains and supervises Honeywell building energy management systems, responding to customer requests in a timely and professional manner.
11. Responds to emergency situations such as firearms, security backup, chemical spills, and hazardous conditions, taking appropriate action as needed.
12. Reads and interprets (understand) blueprints and schematics, manufacturer's literature and specifications.
13. Operates a variety of motorized equipment including pick-ups, steer skid loaders, and snow blowers. Coordinates and assists with snow/ice removal.
14. Demonstrates, monitors, and holds all staff members accountable for a positive customer service attitude at all times.
15. Utilizes team building and problem solving skills in the on-going quality improvement initiatives.
16. Other duties as assigned.
Job Qualifications:
MINIMUM REQUIREMENTS
Minimum experience requirements range from three to five years (depending on job complexity). Completion of formal apprentice program trade or school in one of the fields above will substitute for three years' experience requirements. Minimum of one year supervisory experience required. Ability to read, comprehend and communicate in such a manner to successfully accomplish the job, including the safety aspects of the job and be detail oriented. Able to work successfully in a variety of MHC maintenance trades. Qualifies to wear a respirator or hood type protector that may be required to perform certain functions, and pass a yearly breathing certification test. Must possess a valid Alaska Driver's license with a good enough driving history to be insured by Maniilaq's Insurance. Ability to lift 70+ pounds.
