Maintenance Supervisor

Responsibilities:

As a Maintenance Supervisor, your primary responsibility is to oversee and manage maintenance operations for multi-family residential properties. Your duties include:

Team Leadership:



Supervise and lead a maintenance team to ensure efficient property upkeep. Participates in resident events.

Routine Maintenance:



Plan and execute routine maintenance tasks such as plumbing, electrical, and HVAC systems to ensure the property's overall functionality. Conduct regular property inspections to assess and ensure the overall condition, safety, and compliance of residential units and common areas.

Snow Removal:



Spearhead in snow removal activities during winter months to maintain safe and accessible pathways.

Repairs and Troubleshooting:



Address and resolve maintenance issues promptly, including coordinating repairs and troubleshooting problems reported by residents.

Vendor Management:



Coordinate with external vendors for specialized repairs and maintenance services.

Preventive Maintenance Programs:



Implement and manage preventive maintenance programs to extend the life of equipment and reduce potential issues.

Safety Compliance:



Ensure compliance with safety regulations and guidelines to create a secure living environment for residents.

Budget Management:



Assist in budget planning and effectively manage maintenance expenses.

Tenant Communication:



Communicate maintenance schedules and updates to residents in a clear and timely manner.

Training and Development:



Provide training and support to maintenance staff to enhance their skills and efficiency.

On Call Requirement:



Available for on-call responsibilities to promptly address and resolve property-related emergencies or urgent tenant needs outside regular business hours.

Other Tasks as Assigned:

Physical Demands:

Regularly required to stand, walk, move, use tools, or controls; and talk or hear. Lift and carry items, such as office supplies or maintenance equipment. Climb stairs or navigate uneven terrain in outdoor areas. Frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds.

Work Environment:

Regularly works indoors and outdoors. Frequently exposed to wet and/or humid conditions; outside weather conditions; extreme cold; extreme heat. Occasionally work with chemicals such as petroleum products, degreasers, and sprays. Moderate noise level.

Requirements:



Proven experience in residential property maintenance. Strong leadership and team management skills. Knowledge of HVAC, plumbing, electrical, and general maintenance practices. Excellent communication and interpersonal skills. Ability to prioritize tasks and work efficiently in a dynamic environment.

Pay: $28.00 - $30.00 per hour
