We are seeking a motivated and competent Maintenance Lead to work and manage various maintenance projects and apartment turnovers within our community. This position is responsible for training and managing/coaching two Maintenance Assistants and ensuring the smooth running of upkeep and repair operations. The Maintenance Lead must be reliable and have a great eye for detail. They must have handyman skills of various areas such as low voltage electrical, plumbing, minor drywall repair, painting, etc. Leadership, computer skills, and knowledge of administrative tasks such as scheduling, ordering materials, etc., are essential. The goal is to ensure that our building is always in excellent condition while ensuring resident satisfaction and safety.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
Supervises and trains a small team (typically, two) Maintenance Assistants in all aspects of maintenance and apartment turnover and performs supervisory responsibilities in accordance with the company policies and applicable laws.
Trains new employees; plans, assigns, and directs employee work; conducts performance evaluations; addresses complaints; resolves problems; and recommends employee terminations when necessary or appropriate.
Oversees the daily activities of Maintenance Assistants, answers general questions, and approves time-off and similar requests.
Provides supervision and leadership in manner that promotes teamwork, open communication, and mutual respect.
Adheres to and supports all federal, state, and local employment laws, rules, and regulations.
Ensures that Maintenance Assistants are appropriately attired according to the established dress code and that Courtyard provided clothing items or uniforms (if applicable) are ordered and ready for use.
Frequently checks the Maintenance Logbook for all residents' requests for apartment repairs and ensures the repairs are accomplished in a timely manner.
Records all completed repairs in the Maintenance Logbook.
Works closely with the Business Office Manager to order necessary supplies.
Ensures that all outdoor lounge furniture is stored and set out according to the season.
Maintains all walkways and driveways to ensure they are free from debris, snow/ice (wintertime), and obstructions, and pressure washes these surfaces seasonally.
Assists residents during emergencies as needed or requested and informs the General Manager if additional resources are needed to fulfill the need or request.
Responsible for the completion of various tasks and duties of apartment turnovers. This includes, but, is not limited to the following: contacting contractors (if necessary) to replace flooring or countertops, etc., replace light fixtures, replace door handles, repaint surfaces, and shampooing the carpets of all vacant apartments to present in "as-new" condition before new residents move in.
Maintains all parking space names and numbers on the outside parking and garage parking areas.
Responds to fire alarm emergencies in accordance with established policy and procedure and resets the audible and flashing alarms when false alarms occur.
EXPERIENCE, KNOWLEDGE, SKILLS, AND ABILITIES
The following are the minimum levels required to successfully perform the Essential Job Duties and Responsibilities:
A high school diploma or equivalent is required.
Read, write, speak, and understand English and follow oral and written directions is required.
Facilities maintenance experience is required.
Supervisory experience and/or training is preferred.
Good interpersonal communication skills and be self-motivated to take the initiative to identify issues, develop productive solutions, and solve problems.
Strong ability to plan and meet deadlines.
Strong ability to develop a high degree of trust with residents and display a high customer service.
Reliable, flexible, and willing to help wherever needed.
Demonstrate a high degree of initiative, judgement, discretion, and decision making to achieve maintenance goals.
Ability to multi-task and stay organized and focused in a fast paced, changing environment.
Consistently demonstrate teamwork, great attitude, and positive day-to-day work relationships and interactions with contractors, co-workers, managers, residents, and resident family members/friends.
