We're looking for a

Maintenance Director

to lead and grow our maintenance operations across the Portland and Corvallis markets. This is a hands-on leadership role for someone who can build systems, develop people, and drive results. You'll oversee technicians, coordinators, and inspectors, establish and enforce standards, and identify opportunities for new revenue streams and vendor partnerships. Mission:



To create and manage a best-in-class maintenance department that supports our property management teams in both markets. This person is responsible for building and managing internal maintenance teams, developing strong relationships with vendors benefiting property owners and our company, and achieving at least 30% profitability across the department.

Scorecard:



30% profitability of the department measured monthly Maintenance team KPI's hit at least 80% of time, weekly Properties uninspected 6+ months below 3%, weekly WO's done / unbilled below qty (20), weekly Excellent customer service of the department resulting in a minimum same amount of 5 Google review as maintenance techs on staff, weekly

Qualifications:



At least 5 years of experience in a property maintenance management role Knowledge of Appfolio, PropertyMeld and LeadSimple Understanding of the property management industry and fair housing laws Ability to work remotely and travel between locations

Pay: $90,000.00 - $120,000.00 per year
