Duties
o Complete routine and emergency maintenance tasks timely
o Implement preventive maintenance schedules
o Maintain all mechanical systems in good working order
o Conduct regular safety audits and drills
o Maintain documentation for inspections and safety training
o Manage life safety systems (alarms, extinguishers, sprinklers)
o Oversee landscaping, snow removal, and outdoor safety
o Ensure resident rooms and public areas are well-maintained
o Negotiate contracts and verify quality work
o Monitor vendor compliance and deadlines
o Track expenses and forecast capital needs
o Ensure appropriate stock of tools and supplies
o Conduct performance evaluations and training
o Enforce safety standards and facility policies
Requirements
:
o In-depth knowledge of building systems (HVAC, electrical, plumbing, etc.) and the ability to troubleshoot complex issues.
o Proven capability in diagnosing problems and implementing effective solutions swiftly.
o Strong ability to lead, motivate, and manage a diverse maintenance team.
o Skilled in delegation, conflict resolution, and fostering a culture of continuous improvement.
o Excellent verbal and written communication to interact effectively with team members, residents, vendors, and regulatory bodies.
o Ability to clearly present maintenance plans, project updates, and safety protocols.
o Experience in planning, executing, and overseeing multiple maintenance projects concurrently.
o Proficient in time management, resource allocation, and meeting project deadlines.
o Expertise in managing budgets, monitoring expenses, and achieving cost efficiencies.
o Strong analytical skills to assess financial data and implement cost-saving measures.
o Thorough understanding of building codes, safety regulations, and compliance standards.
