Residences at West Hills Country Club offers One, Two, and Three Bedroom Luxury Apartments with resort-style amenities. Our elegant apartments feature spacious layouts, luxurious finishes, and private balconies with amazing views. Our indoor luxuries include a Movie Theater, Wellness Studio, Fitness Center, Golf Simulator, Billiards and Rentable Clubhouse complete with a Kitchen and Small Event Space. **THIS JOB REQUIRES WEEKEND AND EVENING AVAILABILITY!** Job Overview: Shows and leases apartments to prospective residents and supports property\'s marketing plan. Perform all duties and responsibilities included in job description, with additional duties or job functions as assigned by the Property Manager. Essential Job Functions:
  • Completes lease process from Application through move in.
  • Responsible for insuring the vacant apartments and tour path are ready for show; responsible for maintaining work areas and office in clean and orderly manner; responsible for maintaining the \xe2\x80\x9ccurb appeal\xe2\x80\x9d of the property.
  • Thorough knowledge of lease terms, specifications and all community policies.
  • Knowledgeable of required telephone and sales techniques.
  • Knowledgeable of current market conditions.
  • Fully informed of current rental rates, sizes, locations and all amenities of property.
  • Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
  • Responsible for \xe2\x80\x9cshopping\xe2\x80\x9d competitive properties.
  • Develop full knowledge of application information required, screening processes and policies regarding rentals.
  • Responsible to conduct out-reach marketing at least once per week.
  • Develop and maintain an on-going resident retention program under direction of Community Manager.
  • Responsible to play an active role in the renewal process.
  • Responsible for proper maintenance of all resident and property files.
  • Responsible for maintaining and updating Guest Cards.
  • Efficient and timely processing of all required administrative forms, reports and related information.
  • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
  • Courteous, efficient handling of resident requests and complaints.
  • Responsible for maintaining a professional appearance and attitude at all times.
  • Responsible for seeking educational opportunities and self-improvement for personal growth and development.
  • Responsible for assisting Property Manager in collection of delinquent rents.
  • Responsible for Straightening the Amenity Spaces each day and reporting daily work orders for any maintenance needed in the common spaces.
  • Responsible for assisting in the renewal process and maintaining steady occupancy rates.
  • Responsible for Coordinating, Preparing for and Leading Resident Functions.
  • Handling and Putting Away Residents Packages and Dry Cleaning in Our Package Concierge System.
  • Creating Keys and Maintaining the Doorking, Butterfly MX and Allegion Engage System for New Move Ins and Current Tenants.
  • Checking and following up on Voicemail at Least 3x Daily.
  • Checking and following up on Email at Least 3x throughout the shift, once upon arrival, once mid-day and once a half hour before the end of the shift.
  • Any and all duties assigned by the Property Manager
LEASING LEAD FOLLOW-UP PROCEDURE:
  • If online portal does not generate tenant card
  • Create tenant card in appfolio
  • Follow the rest of the steps as follows:
  • If online portal generates tenant card:
  • Call tenant with more information about rental prices, availability, basic lease terms and policies
  • Direct additional questions to Property Manager
  • To schedule showing, the following information is required : Name (First & Last), Phone number or e-mail address, how many bedrooms, desired move-in date
  • If no answer, follow up daily at a maximum of 5 occurrences, track progress using appfolio
  • If someone is no longer interested, mark their card as inactive
Tenant Rental / Move-In Process
  • After showing tenant potential apartment, decide on specific unit
  • Application fee is $20, due at time of application
  • If approved, tenant is free to lease apartment
  • Deposit (one month rent) is due at lease signing (holds apartment until move in date) Move in date must be within 2 weeks of Move Out date or within 2 weeks of application.
  • Schedule time/day for move in.
  • Move in Proration required at Move in, must collect move in fees, obtain central Hudson number prior to releasing keys.
  • Key FOBS, Mailbox keys, Garage Door Opener given to tenant on first day of move-in
  • Mailbox labeled with tenant\'s name (inside)
  • All fees are payable on tenant portal
Physical Requirements of the Position:
  • Must be able to stand and exert well-paced mobility for up to 4 hours in length.
  • Must be able to walk around the building for long periods of time.
  • Must be able to exert well-paced mobility in limited space.
  • Must have the ability to bend, squat and lift up to 50 lbs on a regular and continuing basis.
  • Understand and respond to employee and guest verbal requests and visual cues in a sometimes loud and extremely busy environment.
Requirements:
  • A minimum of a High School diploma is required.
  • Basic Computer knowledge and typing skills.
  • Strong Customer Service Skills at least two years\xe2\x80\x99 experience in Customer Service and or Sales.
  • Must be able to adapt and work in a team environment.
  • Must be able to work all weekends and some Holidays.
** Employees may be required to perform other related duties as assigned, to ensure workload coverage ** Job Type: Part-time Pay: $16.00 - $18.00 per hour Schedule:
  • Afternoon shift
  • Evening shift
  • On call
  • Weekend availability
