Job Description

Core Responsibilities



You will be responsible for the following functions. Timeliness and documentation in

AppFolio

are required.

Move?In/Move?Out (MIMO) Process

Complete

Move?In/Move?Out Checklist

with

video

for every turnover;

upload to AppFolio

(mandatory). Send

Move?In/Move?Out accounting

to

Carol

immediately upon move?out

. Ensure unit activation in the system

within 24 hours of vacating

.

Transfers

Process

tenant transfers

; send to

PM immediately

and follow up until complete. Coordinate

transfer to different owner's property

when applicable.

Collections & Notices

Conduct collection calls and texts; utilize

automated reminder texts on the 3rd

of each month where available. Prepare and issue

3?Day Notices

go out

on the 7th of each month

.

Evictions:

Prepare files, coordinate with attorney and sheriff; send

paid invoices with tenant name

to Bookkeeper and Senior Property Manager.

Leasing Lifecycle

Showings:

Daily unit showings; ensure units are

always show?ready

and lockbox process is managed.

Lead Sourcing & Management:

Source and respond to leads

daily

; manage all inbound calls for rentals across all units.

Applications & Screening:

Run background checks; prepare the full

Move?In package

and upload to AppFolio.

New Leasing Package:

Ensure complete package uploaded for each new lease.

Renewals

Send

renewal offers 60 days prior

to expiration

every month

. Ensure

signed renewal leases

are received and filed.

Section 8 / Housing Programs

Coordinate

initial and annual inspections

. Process

Section 8 move?in packages, renewals, terminations, and transfers

.

Deposits & Dispositions

Issue

Disposition Letters

and

deposit claims

immediately upon move?out

; send deposits to tenant's forwarding address promptly in accordance with law and policy.

Vendors & Accounting

Facilitate all

third?party vendor invoices/receipts

to

Carol

for processing.

Do not

process any receipts or invoices in AppFolio yourself.

Lease Execution Standards

Review

lease, rules, and regulations

with tenants at execution; ensure

Mold Addendum

is included on

all leases

.

Utilities

Arrange

temporary electricity connection

until unit is rented, where applicable.
Job Type: Full-time

Base Pay: $42,000.00 - $50,000.00 per year

Work Location: In person
