The role of the Leasing Agent is to assist Property Manager and/or the Assistant Property Manager in all aspects and areas of the property with day-to-day functions including marketing, leasing, application processing, resident relations, and adhering to the EMG Employee Manual. The objective is to balance the needs of the Property with those of the residents and to achieve occupancy and rental goals.
The duties include but are not limited to the following:
Demonstrating exemplary communication, professionalism, confidentiality and leading by example while providing exceptional customer service.
Adheres to and assists in enforcing Fair Housing guidelines.
Communicates, informs, and reports to Supervisor.
Touring, leasing, and sharing accurate and approved property information while adhering to Fair Housing Guidelines.
Following up with prospects via phone, email, and mail.
Attracting residents by updating advertising, advertising vacancies, obtaining referrals from current residents, explaining advantages of location and services.
Screening applicants and completing background checks and qualifying or denying prospects. Delivering adverse action letters to denied or conditionally approved applicants.
Completion and gathering of information on LIHTC and/or Market Rate new move-in files and receiving approval or denial from Regional and LIHTC Manager for all applications in process that may qualify.
Collecting rents and security deposits.
Explaining, reviewing, and enforcing contracts with residents.
Maintains property by investigating and resolving resident complaints, enforcing lease, inspecting units, and verifying completion of repairs.
Keeping Yardi or AppFolio up to date daily.
Creating and ensuring PO's (purchase orders) are entered into Yardi or AppFolio.
Creating and completing work orders in Yardi or AppFolio.
Assisting with scheduling and supervising contractor repairs and cleaning.
Secures property by enforcing policies, procedures, and risk management.
Completing required education such as, but not limited to Grace Hill, legal seminars, attending employee meetings, and all other webinars, etc.
Securing or locking doors as needed including periodically and throughout each day and the close of a shift/work review of doors specifically holding property or inventory belonging to owner, residents, office area, or employees.
Completing and submitting timely reports and tasks as requested.
Walking the property, monitoring, and reporting curb appeal issues.
All EMG employees are required to pick up garbage on the community and/or report to maintenance/grounds staff if they are unable, based on current tasks and availability.
Assisting with completing pre-move out inspections to better plan scheduling and financial goals. Pre-move out inspections must be completed between the 20th and last day of each month.
Walk vacant units at move out and after make-ready to ensure cleanliness and proper maintenance as needed.
Maintaining and storing documentation properly.
Assisting Manager or Assistant Manager with delinquency per EMG policy.
Enforcing rent increases and additional income.
Completion and/or oversight of Recertification of LIHTC files for move in and recertification, if applicable.
Enforcing EMG Policies and Procedures with all staff. Must report any failures to adhere to company policy to immediate supervisor.
Monitoring and following timeline of Tickler, UHC COL, and UHC Set Aside Tracker, if applicable.
Create and maintain relationships with set aside partners and local housing authorities.
Outreach marketing to ensure all requirements are filled for your community.
Collecting data and completing accurate Market Surveys.
All other duties assigned by Supervisor.
