The Maintenance Technician Lead is responsible for the overall upkeep, maintenance, and repair of the property to ensure a safe, functional, and aesthetically pleasing environment for residents, guests, and staff. This role involves overseeing a team of maintenance technicians, prioritizing and delegating work orders, performing repairs, and coordinating with vendors for specialized services. The Maintenance Technician Lead will work closely with property management to ensure that maintenance standards meet regulatory requirements and company policies.
Key Responsibilities:
Team Leadership and Development:
Supervise and lead a team of maintenance technicians and porters.
Schedule, assign, and monitor daily tasks and projects, ensuring deadline completion.
Train and mentor maintenance staff, guiding repair techniques, safety standards, and company protocols.
Conduct regular performance evaluations and provide feedback to team members.
Maintenance Operations:
Perform preventive maintenance and ensure that building systems (e.g., HVAC, plumbing, electrical) are in good working order.
Diagnose issues and perform repairs on property equipment and infrastructure, including HVAC systems, plumbing, electrical systems, carpentry, and general building repairs.
Respond promptly to maintenance requests and emergencies to minimize downtime and ensure resident satisfaction.
Oversee unit turns, ensuring all necessary repairs and renovations are completed before new tenant move-ins.
Install flooring in apartment complexes.
Budget and Inventory Management
:
Monitor and manage the maintenance budget, seeking cost-effective solutions for repairs and replacements.
Maintain inventory of supplies, tools, and equipment; reorder as necessary while keeping costs within budget.
Track maintenance expenses and provide reports to the Property/Regional Manager as requested.
Vendor Coordination and Compliance:
Coordinate with external vendors and contractors for specialized services, ensuring quality work at competitive pricing.
Conduct inspections to ensure the vendor's work meets company standards and resolves any discrepancies.
Ensure compliance with safety and health regulations, including OSHA standards, fire codes, and building codes.
Administrative Duties:
Maintain accurate records of work orders, inspections, repairs, and maintenance schedules.
Assist in the development of preventive maintenance programs and ensure their implementation.
Report on maintenance issues and property conditions to the Property Manager and collaborate on long-term property improvement plans.
Qualifications:
Skills:
Strong knowledge of HVAC, plumbing, electrical, and carpentry repairs.
Excellent leadership and team-building abilities.
Strong organizational and time-management skills, with the ability to prioritize tasks.
Good communication skills, both verbal and written.
Is able to install flooring within apartments.
Certifications:
HVAC Certification is required.
Work Environment and Physical Requirements:
Ability to work outdoors in various weather conditions.
Capable of lifting and carrying up to 50 lbs.
Frequently standing, walking, climbing stairs, bending, and crouching.
Availability for on-call duty and emergency maintenance services as needed, including evenings and weekends.
