Job Description

Position Summary:



Under the direct supervision of the Employee Housing Manager, performs journey-level skilled repair and maintenance work in any of several trades, such as plumbing, electrician, HVAC, carpentry, painting, building maintenance, and appliance repair and maintenance; performs related work assigned. Assists with the implementation of the Employee Housing Department's Strategic objectives by assisting with planning, problem-solving, mentorship, working with work order software, and organizing the assigned functions required to operate and maintain departmental activities and services. Will lead projects and initiatives assigned by the Manager. Incumbent is expected to perform most work in an independent manner. Maintains confidentiality of all privileged information.

Essential Duties & Responsibilities:



Performs routine preventive and corrective maintenance of equipment and systems throughout the residential campus. Works closely with the Employee Housing Manager on establishing and achieving department goals and strategies. Ability to lead and supervise work within the department and work closely with other departments. Must demonstrate the ability to create and maintain project construction, provide a supplies list, and renovation schedules. Establish and maintain training plans for staff focused on the staff's professional development. Leads key projects and initiatives on behalf of the department and organization. Acts as team lead for the department maintenance projects and initiatives. Performs manual labor as needed to maintain the hospital's housing and residential units. Assists in the operation and general maintenance of all essential repairs related to the housing units. Maintain a safe work environment. Maintain and repair gas and steam heating systems. Complete jobs requested by work orders in a timely manner. Operate power equipment such as pipe cutter/threader, power vice and rotor-rooter. Maintain and repair sewer lines. Repair floors, floor covers, ceilings, walls, partitions, cabinets, window and door sashes, casings and related hardware, sidewalks, steps, guard rails, etc., by grouting, patching, and/or removing damaged or unserviceable parts and replacing with an identical/similar/substitute part. Touch up or repaint soiled or damaged painted surfaces, including interior/exterior trim, framework, walls, ceilings, floors, cabinets, doors, etc. Use brush and rollers to apply standard paints that have been tinted or mixed and oil, alkyd, and varnishes. Check malfunctions of various electrical equipment such as thermostats, small equipment, transformers, motor, lighting ballasts. Correct problem by adjustment or replacement unit or defective parts. Perform maintenance and repairs on the plumbing systems, such as pumps and pipes, water system, etc. May occasionally involve minor modifications, replace and repairs various other fixtures, such as faucets, P-trap, etc. Clean clogged drains and sewer lines. Performs inspections on housing and residential units, range exhaust hood, roofing, tiles, fire extinguisher, interior/exterior, walls, and ceilings, etc. Participate in and attend in-service and educational programs. Taking the lead of all department maintenance initiatives. Comply with Personnel Policies and Procedures. Maintain confidentiality at all times. Notify Housing Manager of materials and supplies needed. Assist other maintenance personnel, plumber, electrician, and other skilled workers as needed. Install cabinets, shelves, frames walls, repairs, replaces doors, windows, casing garage doors, roof, and carpet; installs flooring, performs plumbing activities, installing new plumbing including pipes, drains, tubs, faucets, sinks, and other valves; clean and opens drains and water lines; performs painting activities by preparing surface to be painted including sanding, scraping, patching, priming, and texturing surfaces, mixes, and applies paints to surfaces; mix and applies plaster. On call emergency duties for major outages, sewer backups, etc.; provides cross-training for coworkers and acquires cross-training in other trades areas; installs fire alarms, winterizes and summarizes heating units and air conditioners; provides preventative maintenance program through scheduled inspections, and servicing of equipment, housing, and facilities; maintains a clean and safe work environment. Must assist in the emergency response team "On-Call" duties. Assist with hospital community events as assigned. Perform other duties as required.

Minimum Qualifications:



High School Diploma or General Equivalency Diploma. Associate's degree and/or certification preferred. Four (4) years of progressive work experience in Maintenance or Employee Housing equivalent combination of education and experience. Six (6) months of supervisor or leadership experience. Must possess a valid state driver's license during tenure of employment.
Must successfully pass the Employee Health requirements (mask fit, immunizations), and Pre-Employment requirements (background investigation, drug screen test).

PREFERRED QUALIFICATIONS:

Journeyman level certification strongly preferred. Training or certification in HVAC, Electrical, Plumbing, etc., strongly preferred. HVAC Experience strongly preferred.

Knowledge, Abilities, Skills, and Certifications:



Knowledge of methods, tools, materials, and equipment used in carpentry trade. Knowledge of applicable accreditations within the facility, i.e. The Joint Commission. Knowledge of basic procurement processes Knowledge of basic arithmetic when measuring, metrics, conversions, etc. Knowledge of Safety Data Sheets (SDS) and common chemicals. Knowledge of housing renovations, such as installation of cabinetry, shelving units, frames, walls, repairing, windows, doors (screen, entry, closet, garage, etc.), roofs, and carpeting, flooring, large appliances (water heaters, gas stoves, refrigerators, washers/dryers, etc.), interior & exterior painting, dry walling, patch work, grouting, large appliances Knowledge in annual housing preventive maintenance, such as yearly HVAC, Fire alarm inspections, water heater valve pressure release, carbon monoxide alarm inspections, and winter weatherization (windows, pipes, gutters, etc.). Knowledge of sewage backup, cleaning, and draining, etc. Knowledge in performing plumbing activities, installing new plumbing (PVC pipes, drains, tubs, faucets, sinks, and other valves); cleaning and opening drains and water lines. Knowledge of performing painting projects such as preparation, materials & equipment, sanding, scraping, patching, priming, texturing surfaces, mixing, application, and plastering. Knowledge of in-house electrical wiring/switch boxes, installing electrical wiring, electrical heaters, etc. Knowledge of maintaining supply inventory. Ability to communicate effectively both verbally and in writing. Ability to establish and maintain professional relationships with individuals of varying social and cultural backgrounds and with co-workers at all levels. Ability to provide excellent customer relations with tenants, colleagues, and customers. Ability to speak the Navajo language and/or familiarity with the Navajo Way. Ability to work independently and meet strict timelines. Ability to understand and follow oral and written instructions. Ability to create and manage work orders using TheWorxHub system. Ability to prioritize and accomplish tasks within strict deadlines. Skill in analyzing problems, projecting consequences, identifying solutions, and implementing recommendations. Ability to operate all woodworking equipment and hand and power tools safely. Ability to produce neat, finished work with minimal supervision. Ability to be "On-Call" Saturday and Sunday(s), also, Holiday on rotation as needed. Ability to maintain confidentiality and HIPAA. Knowledge of window glass removal, measurements, and installation. Knowledge of standard practices, methods, and tools of various journey-level building, electrical, plumbing, trades, and HVAC. Knowledge of the national codes of practice for Electrical, Plumbing, Building, HVAC, etc. Ability to interpret National Electric Code, Plumbing Codes, Building Codes, and HVAC. Knowledge of building and housing codes, such as the Americans with Disability Act (ADA), etc. Knowledge of hazards and safety precautions of various trades. Knowledge of power and technical tool operation related to appliance repair and maintenance. Knowledge of installation and programming of security alarm systems. Knowledge of occupational safety and health regulations and practices. Skill in troubleshooting and repairing a variety of residential appliances. Skill in performing semi-skilled tasks of various trades. Skill in safe working and potentially hazardous materials, chemicals, and supplies. Skill in establishing and maintaining effective working relationships. Skill in utilizing a computer and technology to perform duties (iPads, Microsoft Suites, software, The WorxHub, etc.) Ability to read and work from blueprints, shop drawings, and sketches. Ability to learn relevant building, fire, and safety codes.

Physical Demands:




Work is often performed on ladders, scaffolding, and platforms, and systems being worked on, are occasionally located in hard-to-reach places. Work requires standing, stooping, bending, kneeling, climbing, working in confined spaces, and working in tiring, cramped, and uncomfortable positions. Frequently lifts, carries, and sets up tools, equipment, and parts weighing up to 50 pounds and occasionally objects weighing more than 50 pounds. Carrying and transporting tools, appliances, materials, and equipment.





Work Environment:



Work is generally performed in areas with moderate noise levels. The work location depends mainly on the project and can vary widely, from clean, well-lit, heated interiors to unheated, dark exterior spaces. Occasional work outside in inclement weather conditions and hazardous areas is required. Occasional exposure to confined work and crawl spaces. Extended hours and irregular shifts may be required.
