Develop or acquire quality finished lots, on time and on budget.
Support the land acquisition and entitlement processes.
The primary responsibility of this role is to manage land projects to achieve scheduled milestones for recording plats, obtaining development permits, and completing community improvements so finished lots are ready for home construction.

Primary Responsibilities
Assist in land acquisition, planning and entitlement.
Coordinate hiring and daily management of consultants for due diligence, entitlement, construction, and development of projects.
Coordinate consultant interaction and work with various jurisdictions, including city, county, planning, engineering, zoning, utility, HOAs, and other, to obtain approvals and resolve issues.
Attend public meetings to assure approvals.
Assure acquisition and entitlement phases stay within budget.
Coordinate with other company departments to determine product, pricing, specification levels, design, site planning and related issues.
Land development.
Assure all projects stay within budget.
Assure all projects stay on schedule.
Manage the preparation of all land development budgets and schedules.
Assure all finished lots developed or acquired meet company quality standards before home construction commences.
Manage the acquisition, negotiation, pricing, terms, quality, performance, and related items with all land development contractors.
Other
Achieve community opening deadlines.
Coordinate with Purchasing and Construction to assure building permits for models and initial homes under construction are received in a timely manner.
Work with superintendents and sales to assure the success of new community openings.
Reviewing, negotiating, organizing, and managing real estate documents.
Project organization (files, schedules, budgets).
Other duties as assigned.
Qualifications, Education, and Experience
The Development Manager must have the following:
Bachelor's degree in Land Use Planning, Civil Engineering or Real Estate.
2. 5+ years in acquisition, planning, entitlement and development of planned communities, land planning/entitlement, land development, civil engineering, or related.
Knowledge or real estate entitlement, development and processes.
Management and leadership skills and abilities.
Or a combination of the above.
Physical Requirements
The Development Manager position is physically demanding, requiring the following:
Ability to occasionally stand, walk, crawl, climb, reach, bend, kneel, balance, stoop, or sit up for more than eight hours a day.
Use of hands to feel or reach objects, mouse and type on computer.
Ability to move about office space and undeveloped land.
Hearing and talking with multiple people during or most of the workday. Hearing for low, medium, and high pitch.
Use of varying vision abilities, such as close vision, peripheral, depth, and in adjusting focus. Vision for near, mid-range, far and accommodation.
Be able to lift and carry items of up to 30 pounds.
Able to tolerate temperature-controlled environment and outdoor environments with varying temperatures and weather conditions.
Typical noises in office space, and on construction sites.
Must have current and valid driver's license and must be able to be insured by Company's insurance.
Able to move around in the work areas independently and without external assistance.
Work Schedule
40-50 hours per week (8:00 am - 5:00 pm weekdays), except for public meetings that fall outside of regular business hours.
After hours and weekends may be necessary on occasion for trips, events, or to meet deadlines.
Breakfast and lunch meetings and events outside of typical working hours are required for this position.
Occasional travel for community locations and jurisdictions, and for educational growth and development is required.
Benefits
Classification: Salaried Exempt position.
Status: Full-time, in office.
Total Compensation: Range of $90,000 - $150,000, salary and bonuses.
