Position Summary:

A leading national residential developer is seeking a proactive and driven

Land Acquisitioner

to identify, analyze, and secure land opportunities in the

Conyers, GA

market and surrounding areas. This role is critical to the growth and pipeline of new residential communities and involves close coordination with internal teams, landowners, brokers, and municipalities.

Key Responsibilities:

Market Research & Site Identification:

Research and identify potential land acquisition opportunities through broker relationships, direct outreach, public records, and market trends.

Feasibility Analysis:

Assist in performing preliminary due diligence including zoning, utility access, environmental constraints, and development costs to determine suitability for residential development.

Financial Evaluation:

Work with land and finance teams to prepare proformas, underwriting models, and land acquisition budgets based on market comps and development scenarios.

Relationship Development:

Establish and maintain strong working relationships with landowners, developers, brokers, and municipal contacts to source and negotiate new land deals.

Contract Negotiation Support:

Assist in negotiating purchase agreements, letters of intent (LOIs), and other legal documents in coordination with legal counsel and senior leadership.

Entitlement Coordination:

Support the entitlement team in obtaining zoning approvals, annexations, and land use changes as needed to bring parcels into developable status.

Internal Collaboration:

Partner with land development, construction, legal, and planning teams to transition land parcels from acquisition through due diligence to development.

Qualifications:

Bachelor's degree in Real Estate, Finance, Business, Urban Planning, or a related field. 2-5 years of experience in land acquisition, real estate development, or a related field (homebuilding industry experience preferred). Knowledge of zoning regulations, land use planning, and real estate contracts. Strong negotiation, interpersonal, and communication skills. Ability to interpret maps, surveys, site plans, and municipal zoning codes. Self-starter with strong analytical and organizational abilities. Familiarity with the Greater Atlanta/Conyers land market is highly desirable.

Preferred Skills:

Proficiency in Microsoft Excel, GIS tools, and land planning software. Existing broker/landowner relationships in the region a plus. Understanding of residential development processes and timelines.

Projected Total Compensation: $150,000.00 - $200,000.00 per year
