Position Overview

The Hybrid Virtual Property Manager plays a dual role: managing daily virtual operations from our West Haven call center while conducting on-site inspections at our South Weber facility once per week.

This position requires someone who thrives in both administrative environments and hands-on field work. If you're reliable, tech-savvy, and motivated to deliver results, you'll fit right in.

Primary Responsibilities

Call Center & Virtual Operations (Daily from West Haven, UT):

Handle inbound calls and assist customers with rentals, payments, lease agreements, and general account support Use property management software (Cubby or similar) to maintain tenant records and process transactions Promote enrollment in Auto-Pay and tenant protection plans Meet occupancy, customer service, and review benchmarks Respond to and resolve customer inquiries within 24 hours

Weekly Facility Oversight (One Day per Week in South Weber, UT):

Conduct facility walkthroughs using our standardized audit checklist Inspect unit conditions, gate access, lighting, overlocks, signage, and cleanliness Report any issues and submit weekly inspection reports Coordinate with vendors and the leadership team for maintenance needs

Qualifications and Skills

Minimum 2 years of experience in self-storage, customer service, or property management Familiarity with PMS platforms like Cubby, StorEDGE, or Yardi preferred Strong verbal and written communication skills Detail-oriented with strong time management and multitasking abilities Comfortable working independently and managing responsibilities without micromanagement Must have reliable transportation for weekly site visits (mileage reimbursed) Bilingual (English/Spanish) preferred

Employment Structure

This role begins with a 90-day probationary period under a 1099 contractor arrangement. During this period, you'll be expected to meet performance benchmarks and align with Britelock's operational standards. Upon successful completion, a direct employment offer may be extended, including benefits and long-term career growth opportunities.

Performance Benchmarks for First 90 Days:

Complete weekly site inspections at both South Weber and West Haven without exception. Ensure 100% of maintenance issues are logged within 24 hours and resolved within 72 hours. Contribute to achieving or maintaining 90%+ occupancy targets at assigned sites. Drive Google Reviews to 80%+ of new rentals leaving positive feedback. Maintain accurate Cubby records with zero unaddressed discrepancies. Demonstrate responsiveness: tenant inquiries resolved within 24 hours. Consistently collaborate with call center team to support portfolio-wide operations.
