Position Summary:



The Maintenance Technician is a skilled trade professional responsible for the comprehensive maintenance, repair, and preservation of all housing units and property grounds managed by PTOI Housing. This position ensures that housing assets are safe, attractive, functional, and ready for occupancy through expert knowledge in carpentry, plumbing, electrical systems, HVAC, groundskeeping, and general construction. The Technician plays a critical role in enhancing resident satisfaction, asset longevity, and operational efficiency.

Essential Duties and Responsibilities

Perform skilled maintenance tasks across multiple trades, including carpentry, plumbing, painting, electrical troubleshooting, and HVAC maintenance. Complete assigned maintenance work orders with accuracy and efficiency; prepare units for tenant turnover. Repair and install structural frameworks including walls, floors, roofs, stairs, and cabinetry according to specifications and codes. Install and repair doors, windows, locks, light fixtures, sinks, faucets, water heaters, and basic appliance hookups. Diagnose issues and make minor electrical and plumbing repairs in accordance with safety and compliance standards. Repair sheet rock damage, and prepare surfaces for texturing, priming, and painting to ensure a clean and professional finish. Assess maintenance needs and perform proactive inspections to identify and address potential problems before they escalate. Read and interpret blueprints, technical drawings, schematics, and operation manuals. Provide accurate labor and material cost estimates for projects and assist with budget planning. Order and maintain inventory of tools, materials, and supplies required for ongoing maintenance operations. Maintain landscaping, including mowing, trimming, edging, pressure washing, and debris removal to ensure curb appeal and site safety. Operate, clean, and maintain power tools, machinery, and vehicles for safe and proper working conditions. Ensure strict adherence to OSHA standards, workplace safety procedures, and Tribal policies. Perform data entry to document work order completion, inventory usage, maintenance inspections, and project tracking using designated systems or software. Maintain organized maintenance records, inspection logs, and supply inventories in compliance with audit standards. Record daily work activities, including completed tasks, inspections, supplies used, and any incidents requiring management notification. Conduct or assist with rapid drug contamination testing of units (e.g., methamphetamine or fentanyl) when directed by PTOI Housing management. All necessary training and protective equipment will be provided by the department. Uphold confidentiality and privacy when working within tenant homes or on Tribal properties. Regularly communicate with the PTOI Housing team regarding unit conditions, needed repairs, safety hazards, or property damage. Foster positive, professional relationships with tenants, vendors, contractors, and internal staff. Respond to after-hours emergency maintenance calls as needed, including weekends and holidays. Perform other duties as assigned.

Supervisory Responsibilities

This position does not supervise other employees but may serve as a lead for contractors or project-specific teams as assigned.

Qualifications and Requirements

Education and/or Experience

One-year certificate from college or technical school; and/or two years related experience and/or training; or equivalent combination of education and experience. Knowledge of proper grounds-keeping, landscaping and basic home maintenance methods and standards. Working knowledge of how to properly use and maintain maintenance and grounds-keeping tools and equipment.



Note:

Part-time work is prorated in crediting experience (e.g., if you work 20 hours per week for a 12-month period you will be credited with 6 months of experience).



Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization. Ability to communicate clearly both verbally and in writing.



Mathematical Skills

Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.



Reasoning Ability

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.



Licenses or Certificate

Must have a valid and unrestricted driver's license.

Must pass background check prior to hire and periodically throughout employment.



Other Skills and Abilities

Ability to plan, organize, and perform maintenance and grounds-keeping duties and maintain tools and equipment.

Ability to establish and maintain effective working relationships with residents, staff, and other individuals.

Ability to initiate responsibly and work independently with minimal supervision.

Prepares and submits information for annual audits.
