Position Overview
The Pre-Construction Coordinator plays a vital role in shaping each project from concept through groundbreaking. This position requires a blend of strategic thinking, technical estimating, value engineering, and relationship management. You will collaborate directly with owners, developers, architects, and internal project teams to deliver accurate budgets, efficient designs, and risk-mitigated plans that set every project up for success.
Key Responsibilities
Lead the pre-construction process from conceptual design through final contract pricing.
Manage all estimating activities including take-offs, pricing, bid analysis, and subcontractor selection.
Collaborate with design teams to provide constructability reviews, schedule input, and cost-saving alternatives.
Develop detailed cost models, feasibility studies, and budget reports for clients and internal stakeholders.
Engage and maintain relationships with trade partners, suppliers, and consultants to ensure competitive pricing and quality scopes.
Support design-build pursuits and RFP responses through creative proposals and technical expertise.
Identify project risks early and propose proactive solutions related to budget, design, materials, schedule, and logistics.
Work closely with operations teams to ensure seamless transition from pre-construction to construction execution.
Contribute to process improvement initiatives and technology adoption within estimating and project planning systems.
Qualifications
Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
5+ years of pre-construction or estimating experience within commercial or multifamily general contracting.
Proven ability to lead complex, multi-phase projects through collaborative pre-construction stages.
Strong analytical mindset with deep understanding of construction means, methods, and market pricing.
Proficiency in estimating and project management software (Procore, Bluebeam, On-Screen Takeoff, Sage/Timberline, etc.).
Excellent communication, negotiation, and presentation skills.
Commitment to quality, timeline discipline, and a solutions-driven mindset.
