We seek a reliable, hands-on Part-Time Building Handyperson to handle basic maintenance, property monitoring, small repairs, and vendor coordination for two small commercial buildings (11 units total) in Plainfield, NJ. This position is ideal for a retired tradesperson, handyperson, facilities worker, or anyone with practical skills who enjoys independent work and light property management duties.
RESPONSIBILITIES:
Perform a weekly walkthrough of both properties, and provide management with weekly report noting any issues (e.g*., dumping, loose wires, clutter, landscaping needs, water leakage, tenant complaints, etc.) and uploading relevant photos Handle light repairs (e.g., smoke detectors, painting touch-ups, minor patching, replacing ceiling tiles, etc.). Handle moderate repairs within their skill set (e.g., laying floor tiles, larger paint jobs, drywall patching, fixture installation, etc*.). Handyperson may decline any moderate repair outside their comfort level. Meet with scheduled vendors and inspectors (HVAC, electricians, plumbers, city inspections, etc.)
Respond to tenant maintenance requests and triage issues
Perform light outdoor tasks including salting, trimming small vegetation, removing debris, etc.*
FLEXIBLE SCHEDULE:
The handyperson may perform walkthroughs and routine tasks at times they choose, as long as deadlines are met (and tenant's business schedules are respected).
The weekly onsite walkthrough need not be done on same day every week (in fact, some variation on walkthrough day is preferred). Properties are less than five-minute drive apart.
Handyperson should have some early morning availability for occasional city inspections which are always scheduled on weekdays within a 9 am to 2 pm window.
Ideally, handyperson will combine weekly walkthroughs with any scheduled appointments.
REQUIREMENTS:
Experience in general maintenance, building operations, or handyman work
Physical ability to walk stairs, climb a safe-height ladder, carry up to 40-50 lbs, and perform light outdoor tasks
Comfortable interacting with tenants and vendors professionally
Some availability on weekday mornings starting at 9 AM (for vendor and/or city inspector meetings)
Valid driver's license and consistent transportation
Able to use basic digital tools (smartphone photos, texting, uploading documents)
PREFERRED:
Experience as facility engineer, school superintendent, tradesperson, or similar background
Basic knowledge of HVAC, electrical, and plumbing systems (not to perform major work, but to identify issues)
COMPENSATION:
$400/month guaranteed retainer covering up to 10 hours of work. Weekly walkthroughs and reports should fall well within this 10-hour time frame. Any work beyond 10 hours in a month is paid at $40/hr.
