The Design & Construction - Regional Lead, Americas West; Executive Director, will provide oversight and be accountable for all Corporate Design and Construction projects in the Region

You will be responsible for managing and coordinating the activities of the Project Teams during the course of the Project through the conceptual planning, programming, engineering, construction, furniture procurement and installation, security systems, IT structured cabling, user occupancy and final Project close-out and turnover to JP Morgan Chase facilities in a timely, efficient and cost-effective manner. You will monitor design and construction activities to ensure that all phases of the performance of the work is done in accordance with established standards, contractual agreements, and as expeditiously and economically as possible.

This position will manage teams executing project requests relating to repositioning programs, renovating and reconfiguring office space, replacement or upgrading building infrastructure and support systems, and relocating staff. Project Managers work within a clear set of policies and procedures to execute the required tasks. This position will manage multiple project management teams throughout the region, and candidate must be able to communicate with Senior Management and associates at all levels.

Reports to Americas West Region Head, and matrix reports to Global Design & Construction (D&C) Head; will coordinate all regional activity with Global D&C, and other Global Real Estate (GRE) functions as required. The region currently has (3) Team Leads, (16) Project Managers and Coordinators, ~150 active projects, and an approved budget of ~$450MM.

Job responsibilities:

  • Provides direct support to the individual team leads and project managers who manage design and construction projects
  • Manages and organizes project workload distribution among existing team to ensure project deadlines are being met
  • Understands and enforces detailed policy and procedures that project managers must follow when managing projects
  • Reviews the development of all capital funding packages for projects and ensure scope is in line with existing standards
  • Reviews all budgeting and understand pricing variances across different markets
  • Ensures competitive pricing on all contracts through the use of JPM sourcing and following policy on bidding guidelines
  • Work with team leads and PM\'s to reduce costs on projects being submitted through potential scope and specifications changes
  • Ability to learn proprietary Project Management software quickly & effectively; experience with Project Management systems and technology (especially PMWeb)
  • Participates on development of strategy for reducing JPMC\'s footprint in various leased sites as lease terms allow
  • Participates in the annual capital planning/budgeting process and develop project budgets for planned projects in the Americas West Region
  • Responsible for the approval of every commitment, invoice and change order generated by PM\'s in the region and that they meet policy
  • Responsible for coordinating vendor management to ensure proper coverage across the region for PM\'s to use
  • Operational risk assessment for highly technical activities
  • Technical support for building infrastructure projects
  • Ensure the teams are accountable for Project Scope, Budget and Schedule
  • Exceptional time management skills and the ability and presence of mind to escalate issues when required
  • Works with GRE partners, line of business executives on new projects and provide project support on new deals
  • Ability to partner across business areas within JPMC to reach a common goal (both within Global Real Estate, as well as other JPMC partners - i.e. Global Technology Infrastructure (GTI) group, etc)
  • Provides resources to support all projects, from minor moves and remodels to major renovations as well as infrastructure projects
  • Identifies the need for supplemental PM resources when needed to achieve project goals
  • Responsible for the recruiting, training and development of project managers as well as 3rd party providers
  • Manages and directs overall team activities and monitors progress
  • Develops and implements operational plans, actions and programs in support of long-term business objectives
  • Assists in the development of policies, procedures and programs
  • Must be responsive and effectively communicate to all GRE partners including, but not limited to, GTI, Central Planning, Finance and aligned business executives.
  • Manage teams in keeping with a "One Team" philosophy
  • Responsible for mentoring and effectively developing staff
  • Proven track record of managing simultaneous capital projects, ranging from $50,000 to over $100MM
  • Expertise in building and managing detailed construction budgets and schedules, logistics plans, and change management protocols, etc.
  • Ability to balance meeting budgets with quality and timeliness

Required qualifications, capabilities, and skills:
  • Bachelors or master\'s degree, with preference for Construction, Engineering, Architecture or Business
  • Preferably 15+ years of work experience, working in Real Estate or Project Management
  • Excellent oral and written communication skills
  • Strong ability to work with clients at all levels of the organization
  • Self-starter who delivers exceptional project management and manages teams to this standard
  • Strong proficiency in compiling and presenting written project correspondence to executive leadership
  • Experience and knowledge of business processes and procedures, applications, workflow, and planning
  • Must possess strong conflict management, communication, organizational and negotiating skills
  • Detailed knowledge of business services and systems and implementing corporate policies
  • Strong working knowledge of full MS Office suite, with excellent financial modeling/management skills in Excel
