Role Overview
The Finance Associate on the Business Intelligence Team will provide financial analyses and analytical decision support for a broad spectrum of AIC Ventures' funds, financial and operational initiatives. This individual will work closely with the Associate Director of Business Intelligence and have a dotted-line responsibility to the Director of Credit. The role supports both investment analytics and credit underwriting by using internal and external data to facilitate informed decision-making regarding prospective and existing tenants. This position is an opportunity for a driven, self-motivated, creative, and analytical professional to be a key contributor across departments and projects.
Key Responsibilities:
Develop and maintain fund-level financial models and forecasts, including annual budgets, quarterly reforecasts, and long-range projections, to support strategic planning and investment decisions.
Analyze portfolio performance--cash flows, capital expenditures, revenues, and distributions--to identify trends and recommend improvements to fund strategy and financial processes.
Prepare and present financial reporting packages, including Key Performance Indicators and investor materials, for internal leadership and capital partners.
Support cross-functional strategic initiatives such as new fund planning, capital allocation, and operational improvements through data-driven insights and recommendations.
Provide guidance to junior analysts and help standardize analytical outputs and templates across the team.
Support debt and risk management strategies through hedging analysis, including interest rate sensitivity modeling.
Support disposition analyses by developing return scenarios to support hold/sell decision-making and optimize fund performance.
Contribute to credit underwriting by evaluating tenant financial statements, market data, and industry trends to assess creditworthiness and financial sustainability.
Participate in due diligence with tenant executives and assist in preparing Credit Memos and financial models for underwriting.
Monitor tenant financial health and collaborate with Credit and Finance teams to share insights with Portfolio Operations.
Support credit compliance by maintaining loan documentation, tracking key dates, and assisting with lender communications.
Participate in firmwide projects to enhance financial processes and adapt to evolving business requirements.
Requirements:
The ideal candidate will possess:
Strong analytical skills with the ability to build, manage, interpret, and refine financial models, including cash flow analysis, forecasting, and scenario planning.
Solid understanding of financial statements (income statement, balance sheet, and cash flow statement) and their use in business analysis.
Advanced proficiency in Microsoft Excel; experience with data tools, reporting platforms, or BI software is a plus.
Excellent written and verbal communication skills, with the ability to synthesize complex data and present clear, actionable insights.
High attention to detail, intellectual curiosity, and a proactive problem-solving mindset.
Strong collaboration skills and the ability to work cross-functionally with teams across finance, credit, operations, and leadership.
Demonstrated ability to manage multiple priorities and meet deadlines independently.
Understanding of middle-market commercial credit underwriting or willingness to learn credit underwriting fundamentals and apply them under the guidance of the Credit and Finance team.
Education/Previous Work Experience
Bachelor's Degree in Finance, Accounting, Economics, Mathematics, or a related field.
3+ years of experience in financial analysis, investment analysis, or a related function. Experience in real estate or credit underwriting is a plus but not required.
