SUMMARY

The Facilities Maintenance Technician IV is a highly skilled person responsible for providing comprehensive building systems management support within the specific location assigned (Portland, Maine). Critical to the role is knowledge gained from 4-6 years of experience and technical training. This position will have as much of a focus on process development/ implementation/ improvement as day to day work and projects. Systems such as heating, ventilation, air conditioning, and environmental space control systems, including but not limited to the preventative maintenance, diagnosis, planning, repair services, coordination/supervision of contracted vendors to maintain critical function of lab and pharmacy spaces, and managing and executing on new and existing related projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Collaborating on building preventative maintenance schedules for all onsite building and operational equipment, using advanced industry knowledge to create standards for excellence.
  • Ability to work on assignments requiring considerable judgment and initiative, while understanding implications of the work; and makes recommendations for solutions.
  • Provide management in respect to keeping equipment operational and systems and building ready for use by establishing and completing preventive maintenance schedules; maintaining maintenance records; following policies and procedures; completing repairs and installing replacement parts; reporting needed changes.
  • Working closely with other Technicians from other sites, collaborating, leading, and advising using advanced knowledge
  • Monitoring of and working with in equipment management software (SIEMENS) as well as contributing to advancing and improving the current functions and abilities
  • Establish schedules to perform and document routine building and equipment systems maintenance, make repairs as needed.
  • Establish, build, and maintain appropriate part attic stock, to ensure operating conditions are continuous.
  • Maintains building interior, equipment, mirrors and fixtures, counters, walls, ceiling and woodwork with property maintenance.
  • Maintains building climate by trouble-shooting heating, ventilation, and air conditioning, and environmental control equipment.
  • Maintains lighting by installing light bulbs and ballasts, repairing electrical wiring and fixtures.
  • Maintains system for conveying liquids and liquid waste by installing and repairing plumbing apparatuses.
  • Maintains safe and clean working environment, maintaining tools and supply stock for regular repairs and maintenance.
  • Complying with procedures, rules, and safety regulations set by Covetrus and state and local regulations.
  • Updates job knowledge by participating in educational opportunities; reading technical publications.
  • Liaison with building management on all facilities, HVAC, plumbing, electrical, and related issues to ensure appropriate follow-up of employee requests for services related to facility needs.
  • Support Operations with department goals and visions, playing a key role in implementing them.
SUPERVISORY RESPONSIBILITIES
  • Coordinate, supervise, and maintain good working relationship with partnering and contracted vendors. May serve as an informal team leader.
QUALIFICATIONS:
  • Enhances maintenance department and organization reputation by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments
EDUCATION AND/OR EXPERIENCE
  • 4-6+ years of building maintenance, HVAC, and building systems maintenance experience
  • GED or High School Diploma
  • Associate\xe2\x80\x99s Degree or Technical Diploma with focus in HVAC, plumbing, electrical or construction
CERTIFICATES, LICENSES, REGISTRATIONS
  • Valid Maine Driver License
  • One or more of the following certifications
  • HVAC, Electrical, Plumbing, Siemens Software

  • High level of customer service aptitude.
  • Ability to manage multiple projects simultaneously, prioritize and re-prioritize as necessary in order to align with current business objectives and production needs.
  • High level of self-motivation, ability to quickly and competently identify issues and causes.
  • Excellent verbal and written communication skills to discuss maintenance issues.
  • Willingness to roll up your sleeves.
  • Ability to interact with employees and vendors of all levels professionally.
  • Well-organized and detail-oriented with good follow-up skills.
  • Advanced critical thinking and problem-solving skills using technical knowledge of systems to fix and maintenance industry equipment.
  • Administrative skills for ordering supplies, handling records and scheduling maintenance
  • Proficient with Microsoft outlook and Microsoft Office Suit software\xe2\x80\x99s.
  • Physical strength and dexterity to lift, move and handle equipment.
  • Stamina to deal with long hours standing or walking.
  • Ability to work in extreme hot and cold conditions.
