We are seeking an experienced and proactive Facilities Services Manager to oversee the compliance, maintenance, safety, and operational efficiency of our self-storage facilities. The ideal candidate will possess strong management skills, technical expertise in industrial maintenance, and a comprehensive understanding of facilities management systems. This role requires a strategic thinker capable of ensuring compliance with life safety systems, i.e. sprinkler systems, elevators, HVAC, security, etc. and managing projects. The Facilities Services Manager will play a critical role in maintaining optimal facility performance, implementing preventative maintenance programs, and coordinating with various contractors to support repair and maintenance operations.
Responsibilities
Perform walkthrough inspections during site visits to ensure the continued operational perfomance our our life safety and additional site systems - to include sprinkler and alarm systems, elevators, HVAC, roofing, irrigation, gates and doors, security, plumbing, etc.
Identify potential safety hazards or operational inefficiencies; implement corrective actions promptly
Develop and implement maintenance management strategies utilizing CMMS (Computerized Maintenance Management System) to track work orders, inventory, and preventive maintenance schedules.
Interpret schematics, electrical diagrams, and mechanical drawings to troubleshoot issues related to programmable logic controllers (PLCs), industrial control systems, and other automation equipment.
Manage projects related to facility upgrades, repairs, or new installations, coordinating with contractors and internal teams to meet project deadlines.
Maintain documentation related to maintenance activities, safety protocols, and regulatory compliance requirements.
Ensure all work adheres to OSHA standards and industry best practices for safety and environmental regulations.
Manage budgets for maintenance supplies, equipment procurement, and service contracts.
Foster a culture of continuous improvement within the facilities team through training and leadership development initiatives.
Qualifications
Proven experience in facilities management; multi-sites preferred
Supervising experience with a strong background in managing multiple contractors performing multiple projects at multiple sites
Technical knowledge of HVAC systems, electrical systems (including high voltage and low voltage), mechanical systems, schematics interpretation, and industrial maintenance practices
Experience with CMMS software for maintenance planning and tracking.
Strong project management skills with the ability to oversee multiple projects simultaneously.
Excellent leadership skills and ability to foster a collaborative work environment
Effective communication skills in English for clear reporting and coordination across departments
Knowledge of safety regulations, fire codes, and ordanances
Job Type: Full-time
Pay: $80,000.00 - $85,000.00 per year
