The priority of the Maintenance Manager is to partner with the General Manager and the Board of Directors to provide our guests, owners and employees with a safe and well-maintained facility, including equipment, landscaping, lodging and surroundings. Responsibilities include..........
Compliance with federal, state, and local laws is essential.
Comprehensive knowledge of local electrical, plumbing, sewer, water, and building code and regulations
Experience applying for ongoing and new licenses, leases, agreements, renewals and contracts.
Expert knowledge and experience in preventative maintenance and repairs on electrical, plumbing, heating, and cooling systems
Strong carpentry skills are required.
Strong understanding of HVAC and heating and cooling systems
Experience with Microsoft Excel for creating and updating worksheets, data tracking files is preferred.
Ensuring the property, its outlets, and its units exceed our insurance carriers' requirements for a safety and liability.
Maintaining all assets in facilities, monitor equipment inventory, handle purchase orders, invoice approvals, and manage maintenance department budgets.
Participate in annual budgeting for the department and Resort projects.
Managing labor and resources to stay within that budget.
Prioritize maintenance tasks and activities to ensure operational efficiency.
Provide training and development opportunities to all maintenance staff and personnel.
Carry out performance evaluations and appraisals.
Carry out maintenance activities based on preventive maintenance programs and predictive maintenance initiatives.
Coordinate outside activities, such as inspections, ensuring safety protocols are met, and project management.
Build a healthy work environment for all personnel.
Develop, manage, and maintain quality standards, safety standards, and optimal working standards.
Develop monthly, quarterly, semi annual and annual maintenance schedules and enforce them among maintenance staff.
Respond to emergency calls for maintenance.
Manage the set up and take down of various seasonal events.
Find and execute cost-saving measures within the operation as well as in our overhead long-term costs.
Communicate plans for upper-level improvements to maintenance to management and maintenance staff
Keep inventory of tools, maintenance and cleaning supplies and equipment, and report order as needed
Ability to create and foster close working relationships with outside contractors
Daily Tasks include
o Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains
o Replacing carpets and wooden floors
o Building and installing custom cabinetry
o Painting the buildings when old paint has become faded or chipped
o Installing and repairing wires, plugs, and switches
o Disposing of trash found in communal areas
o Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair
o Working on damaged electrical wiring when a shortage or severed wire occurs
o Fixing potential safety hazards to avoid injuries
