Job Description




Assist the Plant Operations Manager, Facility Manager and Base Civil Engineer in the day to day operations of facility maintenance program. This position acts as Lead over employees predetermined by the Plant Operations Manager, Facility Manager and Base Civil Engineer.
a. Check with the Plant Operations Manager or CE Operations daily to discuss ongoing and new work as needed.
b. Organize and distribute all preventative maintenance paperwork to the proper tradesman for completion.
c. Ensure all preventative maintenance and work order paperwork is turned into the Plant Operations Manager or Operations Management by the due dates scheduled.
d. Report to the Plant Operations Manager any delinquent preventative maintenance or work orders.
e. As directed by CE Operations, assign prearranged employees to assist with skilled trades when needed.
f. Assist CE Operations with snow removal program and be the first point of contact for snow events.
g. Assist in maintaining and repairing snow removal equipment ensuring it is operational for snow events.

Facility Maintenance:
a. Performs construction and preventative maintenance on 132nd Wing Installation facilities and grounds including carpentry, electrical, plumbing, liquid fuels, janitorial, masonry, and landscape maintenance.
b. Perform building inspections on a monthly basis and maintain records and documentations for facilities and installed equipment. Initiate work orders as needed for corrective actions on property and equipment.
c. Facility equipment will operate within design standards and present no safety hazards.
d. Must be knowledgeable of facility maintenance requirements and procedures as outlined in the manufacturer\'s O&M manuals and accepted industry practice; to include shutdown and reactive system for maintenance repairs.
e. Complete work orders in a timely manner, giving an updated timeline on work orders not immediately completed.
f. Provide paperwork when work order is complete and return any pertinent documentation to Operations Management for filing and time-recording.
g. Perform monthly mechanical fire suppression checks, exercising fire pumps and record system pressures.
h. Must maintain accurate records and documentation of discrepancies.
i. Perform back-flow inspections and repairs.
j. Manage, maintain and keep accurate records of CE Locksmith Program.

Lead Equipment Maintenance and Repair:
a. Ensures routine maintenance and minor repairs on all assigned equipment such as inspections, greasing and repair or replace worn parts.
b. Ensures equipment is operating correctly, safely, kept clean and that operator checks are performed and AF-1800s are filled out during each use.
c. Ensures accountability for all equipment properly and accurately.
d. Reports any damage to equipment or property to Operations Management as soon as possible. Performs other duties as assigned including, but not limited to inspecting maintenance and construction projects and serving as a lead worker as assigned or in absence of the supervisor.

This position must be able to clear and maintain a security clearance.
This position must have and maintain a Class B CDL with airbrakes.

Minimum Qualification Requirements

Experience equal to three years of full-time work in the building and trades industry;

OR employees with current continuous experience in the state executive branch that includes one year of full-time work as a Maintenance Repairer.
