The Maintenance Supervisor at is a hands-on leadership role responsible for overseeing a small team while actively participating in daily repair and upkeep tasks. The apartment community converted from a hotel, which means many building systems resemble those found in hospitality properties. We are seeking a candidate with hotel engineering or facilities background who can bring that expertise into a multifamily environment.
This role is accountable for the physical integrity, safety, and functionality of the community, ensuring a secure, comfortable, and well-maintained living environment for residents. The Maintenance Supervisor will work closely with the Property Manager to coordinate work orders, unit turns, preventive maintenance, and capital improvements. Success in this role means enhancing the resident experience, maintaining hospitality-level responsiveness, and protecting the long-term value of the asset.
DUTIES AND RESPONSIBILITIES
Lead, train, and motivate a small maintenance team, setting the standard for timeliness, quality of work, and professionalism.
Conduct all business in accordance with company policies and procedures, state and federal laws (OSHA, ADA, Fair Housing, etc.).
Diagnose and perform routine maintenance and repair, including but not limited to:
? Electrical and Plumbing Systems
? HVAC & PTAC Units
? Appliances
? Interior & Exterior Lighting
? Doors, Cabinets & Windows
? Boilers, Generators, & Pumps
? Controlled Access & Security Systems
? Working knowledge of Fire Protection Systems
Implement and oversee preventive maintenance programs, particularly on high-use systems (elevators, boilers, PTAC units).
Inspect and coordinate all make-ready repairs and services requests, ensuring deadlines are met.
Perform lock changes, rekeys, and key creation as needed.
Routinely inspect the community, immediately correct or report unsafe conditions.
Manage inventory of spare parts and supplies
Serve on a rotating on-call schedule and respond promptly to maintenance emergencies.
QUALIFICATIONS
Minimum of 3 years' experience in property, hotel, or facilities maintenance, with at least 1 year in a supervisory or lead role preferred.
Strong working knowledge of building systems common to hotels or large multifamily properties.
Ability to lead and motivate a team while remaining hands-on with daily repairs.
Strong communication, organizational, and customer service skills.
WORK HOURS
Full-time position, 40 hours per week.
Must be available for weekends as circumstances require.
On-call duty on a rotating basis.
