A leading national homebuilder is seeking a detail-oriented and strategic
Due Diligence / Entitlement Manager
to support land acquisition and development activities in the Boise metropolitan area. This role is responsible for managing the due diligence process on prospective land purchases, securing necessary entitlements, and ensuring projects meet legal, municipal, and operational requirements from acquisition through development.
Key Responsibilities:
Due Diligence Oversight:
Lead and coordinate all due diligence efforts for prospective land acquisitions, including review of title reports, surveys, environmental reports, zoning, and utility availability.
Entitlement Management:
Oversee and manage the entitlement process with local municipalities and agencies, including zoning approvals, annexations, plats, and permits to ensure timely project approvals.
Cross-Functional Coordination:
Collaborate with land acquisition, forward planning, engineering, construction, legal, and external consultants to ensure all due diligence and entitlement conditions are identified, mitigated, and resolved.Analyze development constraints and risks related to site conditions, entitlements, and legal encumbrances. Provide recommendations to support acquisition decisions.Build and maintain strong relationships with city/county staff, planning commissions, and utility providers to facilitate approvals and proactively address issues.Develop and manage project timelines and budgets for due diligence and entitlement tasks; ensure timely completion of milestones.Prepare comprehensive due diligence summaries, risk assessments, and entitlement progress reports for internal stakeholders.

Bachelor's degree in Urban Planning, Real Estate, Civil Engineering, or a related field (Master's preferred).
5+ years of experience in land development, planning, or entitlement management, preferably with a homebuilder or land development firm.
Strong understanding of entitlement processes, zoning laws, and local land use regulations (Boise/Idaho knowledge a plus).
Excellent project management, organizational, and communication skills.
Ability to interpret technical reports, site plans, and legal documents.
Proven ability to manage multiple projects in a fast-paced, deadline-driven environment.
Job Type: Full-time
Projected Total Compensation: $155,000.00 - $180,000.00 per year
