PURPOSE





The Director of Facilities is responsible for the overall condition, functionality, safety, and lifecycle performance of all VASA Fitness facilities nationwide. This leader ensures every club environment reflects our brand standards, supports operational excellence, and delivers exceptional member experience.





Reporting to the VP of Construction, Design, & Facilties, this role executes facilities operations, preventative maintenance, CapEx management, vendor partnerships, and multi-state compliance. The Director executes enterprise-wide systems, processes, and teams to support the needs of a fast-growing organization-ensuring consistency, cost efficiency, and strong collaboration with Operations, Construction, Design, Safety, and Finance.





This role provides strong operational leadership to Facilities Managers, Facilities Trainers, and Maintenance Technicians, ensuring effective processes, high-quality work, and timely issue resolution across all clubs. This position requires a strategic, operationally minded leader with a hands-on approach, strong leadership capabilities, and a passion for building frameworks that scale as VASA expands.





DELIVERABLES





The deliverables for this position include, but are not limited to, the following:


Manage and oversee all maintenance, repairs, facility operations, and equipment upkeep across all clubs.
Build and lead a high-performing Facilities team-including trainers, managers, and technicians-through consistent coaching, development, and performance accountability. Execute facilities strategies, standards, and initiatives set by the VP. Support CapEx planning and provide input to annual budgets. Ensure consistent execution of preventative maintenance programs and operational standards. Oversee vendor and contractor coordination, RFPs, service agreements, and performance expectations. Ensure safety and regulatory compliance including OSHA, ADA, pool codes, fire-life safety, mechanical, and electrical. Conduct facility audits and site walks to assess conditions and support operational excellence. Collaborate cross-functionally with Operations, Design, Construction, Safety/Risk, and Finance to support club openings, remodels, and major projects. Maintain accurate work order management, PM logs, and asset tracking in the CMMS system. Travel throughout the country to provide support and ensure consistency across locations.

MANAGEMENT




Provide consistent accountability for Facility Managers through training, coaching, conducting planning sessions, and performance reviews. Hold Facility Managers accountable for driving and delivering results. Consistent field training with Facility Managers, Facilities Trainers, Senior Maintenance Technicians and Maintenance Technicians. Recognize high performance and address performance gaps through clear feedback and accountability. Collaborate with Facility Managers for external contractor work. Review "Maintain X" workflow management, consistently and timely. Develop and mentor Facility Managers as operational leaders with increasing strategic capability. Ensure all maintenance personnel are following training guidelines.

ADMINISTRATION




Approve Timecard, PTO (Paid Time Off), and Mileage requests for Facility Managers. Invoice and payment approval. Bi-Annual evaluations of Facility Managers. Review and approve weekly project updates and staffing reports, ensuring clear communication with District Managers and Regional Directors. Inform of any updates or changes to maintenance procedures or scope. Assist in developing Preventative Maintenance Schedules with the Facility Managers.

OPERATIONS




Ensure all clubs remain safe, functional, and aligned with VASA brand expectations. Oversee building systems including HVAC, plumbing, electrical, pools, fire-life safety, roofing, and fitness equipment. Perform or oversee facility inspections and audits; identify risks and improvement opportunities. Manage emergency repairs, service escalations, and time-sensitive facility needs. Partner with Construction on new builds with reference to handoffs and warranty items. Maintain compliance across multiple states, including all applicable regulations. Requirements:

MINIMUM QUALIFICATIONS





The qualifications for this position include, but are not limited to, the following:


Bachelor's degree in a relevant field preferred; equivalent facilities leadership experience considered. Strong facilities and maintenance operations knowledge with the ability to interpret architectural, engineering, and technical building plans. Experience leading multi-site or national facilities operations. Strong problem-solving and decision-making skills.
Demonstrated ability to lead leaders-providing direction, alignment, and accountability across a geographically dispersed team. Track record of building, optimizing, and enforcing policies, procedures, and operating standards in a high-growth environment. Proficiency with business systems and technology tools; ability to adopt and champion new platforms, including CMMS tools. Strong communication skills with the ability to influence, collaborate, and build trust across Operations, Construction, Safety, Finance, and other cross-functional partners. Demonstrated commitment to partnership, service, and a collaborative culture at all levels of the organization. Regular and predictable attendance.

PHYSICAL REQUIREMENTS



Climbing a ladder Lift up to 50 - 70lbs Ability to understand English in a written and verbal form Ability to see colors to test pool Operate pallet jack, dolly, Scissor lift operation, and general maintenance tools Must have a clean Motor Vehicle Report Responsible for safe driving requirements as determined by the law

WORK ENVIRONMENT:




Work is typically performed in a club with varying hours based on business needs. While performing the club duties of this job, the team member is regularly exposed to moving mechanical parts. The noise level in the environment is occasionally loud. Ability to work a varied schedule to support the needs of the business, including frequent extended workdays, weekends and holidays may be required. Travel: Must be able to travel by car and/or airplane up to 50% of the time.

PHYSICAL AND MENTAL ACTIVITIES AND REQUIREMENTS




Talking: Especially where one must frequently convey detailed or important instructions or ideas accurately, loudly, or quickly. Physical Strength: Non-Sedentary work, standing and walking most of the time. Must be able to lift, push, pull, and move a minimum of 50 pounds. Reasoning Ability: Ability to deal with a variety of variables under limited standardization. Able to interpret various instructions and relay instructions to clients. Attendance is an essential duty of the position. Employees must work regularly scheduled shifts, during business hours to assist members and sell services in-person.
