MAJOR FUNCTION:
Assists customers with development review aspects of the building permitting process to include providing guidance with site plans, setbacks, and land use entitlements. Engages with Building Division and Land Development Division staff to provide customers with a seamless permitting process.
ILLUSTRATIVE DUTIES:
Advises the public of required land development regulations, including but not limited to setbacks, allowable principal and accessory uses, planned development conditions, and site plan requirements
Assists in the preparation and update of subdivision files and mobile home park files
Assists with mobile home park registration and renewals
Assists with sign permit reviews
Assists with the issuance of Temporary Use Permits
Communicates with county divisions {i.e. Land Development, Long Range Planning,
Utilities, and Roads and Drainage) and external agencies (i.e. Florida Department of
Transportation, Polk County Health Department, and Water Management Districts) on matters associated to permit issuance
Drafts, processes, and/ or researches forms , letters, reports, summaries, and other documents
Partners with permit technicians and plans examiners to ensure relevant land development regulations are observed with prior to permit issuance
Utilizes maps and online databases to retrieve land use and property information needed to assist customers in the permitting process
KNOWLEDGE, ABILITIES AND SKILLS:
Ability to understand deed and real property legal descriptions
Ability to learn assigned office tasks and adhere to prescribed routines
Ability to perform critical tasks in a fast-paced, high-pressure environment
Ability to prepare or draft routine documents and compose business letters,
memoranda and related forms and program materials
Ability to research land use information
Ability to communicate professionally to employees, officials, and the public
Ability to sit, bend, stoop, stand, and ambulate independently
Ability to understand and follow oral and/ or written instructions.
Ability to operate the equipment and computer software used within this work unit
Ability to use various maps and GIS tools to identify customer addresses
Ability to work independently, follow prescribed routines / practices, and problem solve
Knowledge of personal computer/ terminal hardware, and various software and
database information learned from manuals and on-the-job t raining
Knowledge of business English, punctuation, spelling, and arithmetic
Knowledge of general office practices and procedures and record keeping methods
Knowledge of land use concepts, such as setbacks, easements, etc.
MINIMUM QUALIFICATIONS:
Graduate of an accredited high school or possess an acceptable equivalency diploma
and a minimum of four (4 years) customer service experience in building construction,
per mitting, planning, or related field.
PREFERRED QUALIFICATIONS:
Bi-lingual in English and Spanish
Permitting or construction industry experience
Notary Public
SPECIAL REQUIREMENTS:
This position shall be required to report for work when a declaration of emergency has been
declared in Polk County.
