We are a design-build construction firm seeking a Design & Preconstruction Coordinator to manage the front-end design and due diligence phase of our projects. This role is responsible for coordinating schematic design, building early-stage project budgets, managing architects and consultants, and serving as a point of contact for owners during preconstruction.
This position is ideal for someone with hands-on construction knowledge and emerging preconstruction skills who understands how early design decisions impact cost, schedule, and risk.
Key Responsibilities
Design Management (Schematic Design Phase)
Manage the Architect of Record during schematic design
Coordinate design schedules, deliverables, and owner feedback
Review schematic plans for constructability, scope clarity, and budget alignment
Ensure owner program requirements are clearly documented and incorporated
Budget Development
Develop schematic and conceptual project budgets with limited design information
Build budgets using historical data, unit pricing, and high-level takeoffs
Track design changes and update budgets accordingly
Identify major cost drivers, assumptions, and early risk items
Prepare clear, owner-facing budget summaries and narratives
(This role focuses on early-stage budgets and does not perform final trade-level estimating or buyout pricing.)
Owner & Consultant Coordination
Serve as a primary point of contact for owners during preconstruction
Assist in leading schematic design and budget meetings
Translate technical and cost information into clear, practical communication
Coordinate consultants and testing agencies
Due Diligence & Feasibility
Coordinate early due diligence activities, including:
o
Geotechnical investigations and soil testing
o
Civil feasibility and site constraint reviews
o
Utility coordination and fire flow testing
o
Mechanical inspections of existing buildings
o
LiDAR scans and existing-conditions documentation
Track findings and compile concise summaries to inform design and budget decisions
Internal Coordination
Identify early design, site, and cost risks and elevate them to leadership
Support the transition from schematic design into design development
Maintain organized project documentation, assumptions, and decision logs
Qualifications
Required
2-6 years of experience in construction, preconstruction, estimating, architecture, or engineering
Working knowledge of building systems, sitework, and construction processes
Ability to build conceptual budgets with limited information
Strong organizational and communication skills
Comfortable interacting with owners, architects, and consultants
Preferred
Experience with design-build delivery
Exposure to schematic design or preconstruction budgeting
Proficiency with Excel, Bluebeam, or similar tools
Licensure is not required.
Compensation & Growth
Salary range: $60,000-$70,000, based on experience
