This is a full-time non-exempt position reporting to the Parks Maintenance Supervisor. Under general supervision, performs a wide variety of custodial, janitorial, parks and recreation facility, basic maintenance and construction functions for the Village of Ruidoso. Non-exempt FLSA. This position performs custodial, janitorial, and very basic building maintenance duties in the care and cleaning of Village buildings and park facilities. Position involves competing demands, performing multiple tasks, working to deadlines, must be able to comply with flexible work schedules as established by supervisor or management. Work schedule will be varied and 40 hours per week, schedule may be adjusted based on the needs of the department and supervisor. Position works weekends, holidays, extended hours may be required, and subject to being called in.

Work is performed in an internal work environment with frequent exposure to industrial cleaning chemicals and building dusts. Noise and vibration of electrical/mechanical equipment occurs frequently. Protective clothing is available and required. Moderately heavy physical requirements, frequent balancing, bending, stooping, crouching, kneeling, squatting, pushing/pulling, lifting, carrying, and reaching from all levels; carrying up to 25 pounds occasionally; pushing/pulling up to 80 pounds frequently. Assist with department activities, programs and events.

Duties and Responsibilities

Essential Job Functions

The essential functions or duties listed below are intended only as illustrations of the various types of work that may be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related, or a logical assignment to the position.

  • Performs custodial and janitorial duties within assigned Village buildings, empties trash cans, dusts, and cleans offices, cleans kitchens, restrooms, including dusting books, cabinets, shelves, and furniture and other wise attending to the neatness and sanitation of buildings or equipment.
  • Scrubs, strips, mops, buffs, and waxes floors using scrubbing machine; washes windows and shampoos rugs using shampooing machine; uses cleaning fluids, chemicals and protective equipment to clean, sanitize, and deodorize break rooms, kitchen, public restrooms in parks, downtown and offices.
  • Sweeps hallways and building entrances; may assist in moving office furniture and fixtures; performs general clean-up of grounds.
  • Operates power-driven machinery, such as grout hog, scrubbers, vacuum sweepers, carpet shampoo machines, performs minor repairs on cleaning equipment. Applies cleaning agents, graffiti removal chemicals.
  • Maintains Village offices, recreational facilities and public grounds, which includes minor building maintenance, trash removal and collections of recyclable materials and preventative maintenance on buildings and equipment.
  • Adheres to safety practices and standards, attends safety meetings and trainings.
  • Remove litter or debris from parks and public grounds and maintain facilities during Special Events which includes cleaning of restrooms, picking up trash, and emptying trash receptacles.
  • Maintains assigned equipment and vehicles.
  • Uses various hand tools for janitorial and maintenance purposes.
  • Assist various departments with variety of activities including moving furniture, boxes, and preventative maintenance tasks.
Other Responsibilities or Job Requirements
  • Completes personal timesheet accurately and timely enters time Employee Self Service software daily/weekly and ensures time is reported based on actual time worked.
  • Snow removal, weed-eating, mowing as needed.
  • Ensures that any on-the job injury is reported immediately to Supervisor and Director; ensures compliance with all Village of Ruidoso Policies and Procedures including but not limited to Personnel Manual, Procurement Policy etc; ensures any reports of harassment are immediately reported so appropriate actions are taken. Reports any suspected fraud and/or abuse to the Director, Village Manager or Deputy Village Managers
  • Assists in inventory of supplies, building and grounds.

Physical Demands
  • Ability to maintain physical condition and stamina appropriate to the performance of assigned duties and responsibilities which may include sitting, standing, or walking for extended periods of time, driving or riding in vehicles.
  • Moderately heavy physical requirements, frequent balancing, bending, stooping, crouching, kneeling, squatting, twisting, pushing/pulling, lifting, carrying, and reaching from all levels carrying up to 25 pounds occasionally.
  • The usual requirements in an office environment may require lifting boxes of supplies, equipment and occasional adjustment of office furniture.
  • Occasional pushing, pulling, lifting and/or moving up to 80 pounds.
Work Environment
  • Work is performed in an internal work environment with frequent exposure to industrial cleaning chemicals and building dusts.
  • Noise and vibration of electrical/mechanical equipment occurs frequently. Protective clothing is available and required.
  • Work is also performed in area park restrooms, downtown restrooms, ball fields with frequent exposure to cleaning chemicals, dirt, debris and pesticides.
  • Possess ability to adapt to inclement weather conditions and/or situations, ability to drive, occasionally long distances.
  • Perform duties and adapt to flexible work schedules as established by supervisor which includes a fairly irregular schedule, long hours, weekends, holidays, and may be called when needed. May also be assigned to shift work with night assignments beyond normal business hours.
  • Noise level could be moderate to loud in work environment.
  • Ability to work in stressful environment and deal effectively with stress.
Travel Requirements

Limited travel - ability to travel for activities such as meetings, classes, and workshops in and out of the area. Overnight travel as required.

Minimum Qualifications

Qualifications

High School Education or equivalent required and six months experience in janitorial, custodian, carpentry and grounds maintenance, or a combination of experience required. Building Maintenance Experience preferred.

Must be willing to take and pass a drug/alcohol test and comply with agency \xe2\x80\x9cDrug Free\xe2\x80\x9d Policy and must be able to pass regular criminal history checks.

License and/or Certifications

Must possess and maintain valid New Mexico motor vehicle operator\'s permit of appropriate classification and endorsement as required. Must agree to maintain a satisfactory MVR and minimum requirement of insurability as required by law. The Village will conduct MVR background checks.

Knowledge, Skills, and Abilities

Knowledge of: the principles and practices of maintaining facilities and janitorial duties; cleaning methods, materials, and equipment essential in the cleaning of buildings; safety procedures, safety regulations; Village policies and procedures; use of proper methods, materials, and equipment in performing assigned duties; the operation and care of electric sweepers, wet/dry vacuum cleaners, mop wringers, washing machines, brooms, mops, cleaning fluids, waxes, gas and electric leaf blowers, and other cleaning materials, supplies, and equipment.

Skills in: safely operating various cleaning equipment and efficiently cleaning offices, reading, understand, and applying policies, procedures, and applicable rules and regulations; effectively communicating information and responding to questions from the public and employees.

Ability to: follow oral and written instructions; priorities own work; perform the physical requirements of the position; and establish and maintain effective working relationships with management, coworkers, and representative from other Village departments; operate equipment for cleaning and maintenance services including mops, floor waxer, carpet cleaners, buffers, vacuum, shampooer.
