As a

Project Manager

, you are responsible for providing overall project leadership. This role will plan, direct, and coordinate the development of a construction project and oversee its organization, scheduling, and implementation.

Responsibilities

Acts as the liaison between all contracted parties involved in a project. Manages subcontracts alongside the owner and design team as needed. Works closely with the project superintendent to ensure that daily operations meet schedule and quality requirements. Responsible for all scopes of work, including subcontractor prequalification, bid solicitation, scope review, and subcontract execution. Manages document control, submittals, RFIs (Requests for Information), and all contract documents to ensure efficient communication among team members. Responsible for maintaining a safe worksite and motivating performance to achieve the highest efficiency, exceeding project requirements in terms of quality and productivity. Oversees the change order process with the owner and subcontractors, tracking changes accordingly. Accurately manages all cost aspects, controlling the job budget setup and reporting. This includes timely management of accounts payable/receivable, change management, and fair, reasonable cost negotiations and projections. Responsible for developing, maintaining, and reporting schedules to all parties, guaranteeing on-time project completion. Ensures that the punch list is completed and all closeout procedures are fulfilled to meet project closeout deadlines. Assists in estimating projects and developing project approaches.

Requirements



Bachelor's Degree in Building Science, Construction Management, or related field from an accredited University.

5+ years of related experience with construction projects like - corporate commercial, healthcare, senior living, multi-family, and continuing care facilities.

History of managing multiple construction projects

to ensure completed product/service is delivered on time, within budget, and with quality and integrity. Ability to work independently and as part of a team. Superior verbal and written communication skills. Proficient in developing strategies that ensure all projects meet or exceed client satisfaction, profitability, schedule, and safety standards. Before executing all contracts, you must understand contract language, commitments, customer expectations, and scope of work. Strong understanding of project budgeting and projections. Ability to work closely with subcontractors to ensure their work is performed on schedule, required materials are delivered on time, and maintain accurate staffing levels. Ability to analyze and update master project schedules in P6. Maintain outstanding client relationships, resolving problems, resolving, and open issues promptly. Proficient computer skills in Microsoft Office Suite, Procore project management software, accounting cost management software, Primavera P6 scheduling software, and Bluebeam.

Pay: $90,000.00 - $120,000.00 per year
