Job Description

Responsibilities



Own full project lifecycle

from preconstruction planning through final turnover.

Lead budgeting, cost tracking, and forecasting

, ensuring financial transparency and control throughout the project.

Develop and maintain detailed project schedules

, proactively managing sequencing, lead times, and critical path items.

Coordinate with architects, designers, engineers, and consultants

to ensure design intent is fully realized in the field.

Oversee procurement of materials and subcontractors

, with a focus on quality, scope clarity, and long-term relationships.

Manage field leadership

in partnership with Superintendents to maintain Carbon's standards for craftsmanship, safety, and site organization.

Serve as the primary client-facing lead

, providing clear communication, issue resolution, and confidence at every phase.

Lead OAC meetings

, document decisions, and manage change orders with precision and professionalism.

Ensure compliance

with local Hamptons regulations, permitting requirements, and environmental constraints.

Uphold Carbon's brand and values

on every jobsite and in every interaction.

Drive closeout processes

, including punchlists, documentation, warranties, and owner handoff.

Role Overview



The

Project Manager

is responsible for leading high-end residential projects in the Hamptons from preconstruction through closeout. You'll act as the primary steward of the project--owning schedule, budget, quality, and client experience--while coordinating closely with internal teams, architects, designers, consultants, and trade partners.

This is a hands-on leadership role requiring strong judgment, clear communication, and the ability to manage complexity without compromising craftsmanship.

Qualifications & Experience



8+ years of experience managing

high-end custom residential construction

, ideally in coastal or East End markets. Deep understanding of complex architectural details, luxury finishes, and custom fabrication. Proven ability to manage multi-million-dollar residential budgets and schedules. Strong knowledge of construction contracts, change management, and cost control. Experience working with leading architects and interior designers. Familiarity with Hamptons-specific challenges such as coastal conditions, local jurisdictions, and seasonal logistics is strongly preferred. Proficiency in project management and accounting tools (e.g., Procore, MS Project, Excel). Exceptional communication skills--clear, calm, and professional under pressure. High level of personal accountability, organization, and attention to detail.

Pay: $80,000.00 - $150,000.00 per year
