a full-time Construction Office/Project Specialist.
The Office/Project Specialist supports the Superintendent and Project Management team in planning, coordinating, and executing construction projects. This position ensures project documentation, scheduling, communication, and closeout processes are completed efficiently and accurately. The Office/Project Specialist plays a key role in maintaining organization and consistency throughout all phases of the project.
Construction projects are diverse, ranging from medical/dental office buildings to Federal work. Most projects are in the Grand Junction area, with a few extending to surrounding areas, including Utah, Wyoming, and the Mountain West. This variety offers our Construction Office/Project Specialist a wealth of learning opportunities.
This position requires the team member to work closely with owners, subcontractors, and vendors to ensure a project stays on time and within budget. Therefore, effective communication is critical.

Key Responsibilities:
Collaboration with the Superintendent
Partner closely with the Superintendent on assigned projects.
Participate in daily and weekly project status discussions.
Follow up on outstanding tasks and ensure timely completion.
Ensure all contractor agreements are fully executed before any work outlined in the scope of work (SOW) begins.
Coordinate material and equipment delivery schedules with the Superintendent.
Project Review and Documentation
Review and maintain a thorough understanding of all project plans, progression reports, and specifications.
Verify that delivery of materials and installation timelines are aligned.
Prepare detailed Scopes of Work (SOW) for review by the Superintendent and Project Manager, ensuring originality and clarity.
Cross-check plans and specifications to confirm all scope items are accurately represented.
Requests for Information (RFIs)
Draft RFIs as needed to clarify project details.
Review each RFI with the Superintendent to ensure all relevant details are included before submission.
Meetings and Communication
Attend all required Owner/Architect/Contractor (OAC) meetings.
Attend subcontractor meetings as needed.
Take detailed meeting notes.
Prepare formal meeting minutes for review by the Project Manager and the Superintendent.
Distribute meeting minutes 3-4 days before the next scheduled meeting.
Submittal Management
Request and manage subcontractor submittals for assigned scopes of work.
Review submittals against project plans to confirm compliance and completeness.
Create and submit project submittals through Procore for owner review and approval.
Maintain and regularly update a comprehensive submittal log for each project.
Project Closeout
Request all Operations and Maintenance (O&M) documentation from subcontractors.
Upon receiving substantial completion notification, issue the Dare-Case warranty.
Follow the appropriate O&M closeout process based on project specifications or Dare-Case standards.
Collect all redline drawings (as-builts) from the Superintendent and subcontractors.
Collect all special inspection reports from the Superintendent and subcontractors.
Assemble and deliver O&M binders and flash drives, coordinating delivery with the project owner.
Qualifications
Construction or project coordination experience preferred.
Strong understanding of construction methods, documents, drawings, and specifications.
Exceptional organizational skills
with the ability to manage multiple tasks efficiently.
Practical communication abilities,
both verbal and written, ensure precise and professional interactions with all parties involved.
Proficiency with Procore or similar software.
Ability to manage multiple tasks and deadlines in a demanding environment.
Detail-oriented with strong problem-solving abilities.

Requirements Preferred
Comprehensive understanding of the building and construction process.
Ability to accurately read and interpret blueprints and project specifications.
Demonstrated ability to analyze and resolve project-related challenges.
Proficiency in reviewing and interpreting contracts and related documents.
Strong technical writing skills with attention to clarity and accuracy.
Proven experience in providing exceptional customer service.
Proficiency in Microsoft Word, Excel, and Artificial Intelligence (AI) applications.
Must obtain OSHA 30 certification after 90 days of employment.

Projected Total Compensation: $18.00 - $25.00 per hour
