Location:
This position will work out of our Autumn Ridge Apartments. Autumn Ridge is a large, 366-unit affordable housing community located in Brooklyn Park, MN.
Schedule & Hours:
The schedule for this role will be Monday - Friday; 8 AM - 4:30 PM.
The Compliance & Leasing Manager is accountable for the leasing, marketing, and ensuring customer and resident needs are met and managing all affordable housing compliance of an assigned portfolio of real estate. A strong focus on customer service, community relations, and knowledge of fair housing is critical to success in this role.
ESSENTIAL FUNCTIONS
Performs resident file inspections to ensure all documentation and filing requirements are met and that the documentation is complete and correct.
Monitors compliance with applicable state, federal and local laws as they relate to housing program/policy.
Ensures compliance with the site's compliance programs.
Ensures timely compliance completion with Tax Credit, Section 8/Section 42 recertification timelines.
Assists Site Manager with legal proceedings involving compliance regulations/terminations.
Maintains resident files in accordance with the applicable housing program regulations and Sherman Associates policies.
Assist with welcome packet creation/move-in gift tailored to site marketing and branding.
Responsible for inspecting certification packets for completeness.
Attend networking relevant function opportunities.
Assist with resident retention program development.
Maintains customer service and excellent relations with residents, resident cooperatives, commercial tenants, outside agencies or vendors and organizations.
Works on the last day and first day of each month until responsibilities completed; some overtime may be required.
Assists in training staff in use of computerized compliance administration, if applicable.
Interviews residents and completes annual recertification.
Manages prospects by answering incoming calls and internet leads. All inquiry calls and emails must be returned promptly (within 24 hours).
Assists applicants with the application process by explaining all applicable forms. Ensures applications are accurate and complete.
Contacts and offers units to approved applicants.
Schedules and conducts orientation for all new move-ins. Updates turnover information on a daily basis to include gathering of move-out and move-in times.
Shops comparable projects in the market place monthly.
Develops community contacts to maximize the general awareness of the housing community and its advantages.
Contact and offer units to current residents for approved unit transfers. Prepare all required transfer paperwork and complete transfers with residents.
Updates all applicable referral agencies.
Inputs all traffic and applications in the property management system regularly.
Other tasks & duties as assigned based on business need.
MINIMUM REQUIREMENTS
3+ years of industry experience within residential real estate; or an equivalent number of years of education and real estate management experience.
Proven track record of success in overseeing a portfolio of 100+ residential units strongly preferred.
Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors/external parties, and across corporate divisions.
Knowledge of RealPage or other related Property Management software (Yardi, Lead2Lease, OneSite Accounting, etc.) strongly preferred.

Office hours may vary due to the specific needs of the portfolio.
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment; quiet to moderate noise level.

Pay Range:
$26-28/hour + commission/bonus eligibility. Pay is based on several factors which vary based on position; including experience, skills, and knowledge the selected individual is bringing to the specific job.
