Position Description:

Summary

The Loan Closer is responsible for preparing, reviewing, and completing accurate and compliant closing documentation for residential mortgage loans. This role ensures all closing packages meet regulatory standards, including TRID requirements, and coordinates directly with internal teams, title companies, and borrowers to facilitate timely and successful loan closings and fundings.

Essential Functions & Responsibilities

Prepare, review, and deliver accurate Closing Disclosures (CDs) and ensure compliance with TRID guidelines.

Issue and update Loan Estimates (LEs) in accordance with regulatory timelines and requirements.

Balance closing figures with settlement agents and title companies prior to closing.

Prepare complete and compliant closing packages for all loan products.

Verify loan documents for accuracy, including fees, borrower information, and final terms.

Coordinate closing schedules with borrowers, loan officers, processors, and settlement agents.

Ensure all required documentation is received and verified prior to funding.

Review executed closing packages, clear outstanding conditions, and authorize loan funding.

Maintain accurate records in the LOS and follow established procedures and checklists.

Communicate proactively with internal and external partners to resolve issues promptly.

Adhere to all federal, state, and investor guidelines, including TRID, RESPA, and TILA.

Support quality control and post-closing teams as needed.

Performance Measurements

Accuracy and timeliness of issued CDs and closing packages.

Compliance with TRID and company policies.

Minimal post-closing corrections or document deficiencies.

Effective communication and collaboration with internal teams and external partners.

Ability to manage multiple files while meeting deadlines.

Consistent delivery of excellent customer service.

Knowledge, Skills and Abilities

Experience

Minimum of two (2) years of mortgage loan closing experience required.

Strong knowledge of TRID guidelines, including issuing and revising LEs and CDs.

Experience balancing with title companies, preparing closing packages, and managing funding processes.

Education

High school diploma or equivalent required.

College coursework or degree in business, finance, or related field preferred.

Interpersonal Skills

Strong written and verbal communication skills.

Ability to work effectively in a fast-paced, deadline-driven environment.

Excellent problem-solving skills and attention to detail.

Ability to manage competing priorities while maintaining accuracy.

Physical Requirements

Prolonged periods of sitting at a desk and working on a computer.

Ability to lift up to 15 pounds occasionally.

Regular use of office equipment such as computers, phones, and printers.

Work Environment

Work is typically performed in an office or hybrid environment. The position requires the ability to manage competing priorities, lead through change, and maintain focus in a fast-paced, highly regulated industry.
