Era Living is seeking a Capital Projects Manager to become the newest member of our Development team based out of our Home Office in downtown Seattle, WA. Please note, normal hours are day shift (Monday - Friday), but candidate needs to be flexible to accommodate off-hours project work when needed.

Primary Responsibilities:





Manage all aspects of Capital Projects including renovation/remodeling, asset management, and development.


Essential Duties and Responsibilities:




Assist in developing program requirements, selecting design/construction/supplier team members, developing design, managing the bid process, preparing contracts, and responsible for all aspects of budget management.

Working with the Community Executive Director and/or, other departments, external professional service providers, and contractors to coordinate project schedule, minimizing the impact to residents and staff. Monitor performance, motivating the design/construction partners to perform within Era Living parameters.

Confirm design requirements with stakeholders and convey owner requirements to design team. Review and redline plans and project manual specifications to reflect owner selections. Challenge and motivate the project delivery team to develop economical, high quality solutions. Coordinate with colleagues to develop updated program requirements.

Inspect project site on a regular basis, and designate other inspection resources when required to provide technical review.

Prepare bid documents, bid strategy, purchase order documents. Schedule and coordinate with general contractor and design team as appropriate. Coordinate with stakeholders. Inspect deliverables from vendors and internal clients and ensure corrections are made as needed.

Coordinate with Public Officials, Utilities, and Neighbors. Designate resources to manage permit approval process and ensure required inspections are done. Ensure required utilities are installed. Coordinate with neighbors to allow for smooth construction process and good relations.

Manage construction, acceptance, and transfer of information to operations, and ensure response. Responsible for smooth and efficient information flow related to the construction process. Coordinate with the Era Living management team, including executives, facilities, IT, marketing, accounting, and other departments, providing reports on cost, schedule, and procurement status.

Knowledge, Skills, and Abilities:




Proven success in project management including:

Strong business acumen with a focus on planning, operations, and budget

Ability to identify, assess, and resolve problems and issues in a creative and flexible manner

Ability to explain complex concepts clearly and succinctly

Skilled in all facets of construction management, including safety, efficiency, quality and code compliance

Skilled at analyzing options and recommending solutions

Creative thinker who maintains current knowledge of industry innovations and performs research to find alternate products and services

Proficient in the Microsoft Office software suite, including Outlook, Excel, Word, PowerPoint, and Bluebeam Revu; Experience and skill managing project plans and schedules with MS Project Strong team building, leadership and consensus building skills Ability to remain calm under stress and to instill this in others Ability to read, write and communicate in English Ability to pass DSHS background check, required Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form Ability to perform duties in compliance with established Universal Precautions, fire safety, infection control and sanitation procedures, and Era Living policies and procedures.

Education and Experience:





Minimum of three to five years successfully managing construction projects, required. Degree in construction management, engineering, or architecture, preferred. Experience in assisted living and/or, healthcare, preferred.
