Job Description

Summary:

The Building & Grounds Manager is responsible for the general upkeep, cleaning and oversight of the church property and custodial/janitorial needs. In the event of weddings, funerals and other non-church-sponsored events, the Building & Grounds Manager will accommodate special event building arrangement needs, per church policy/provisions. For specialty equipment or spaces, external expertise may be required, and the Building & Grounds Manager will arrange, coordinate and oversee these, in conjunction with the Trustees and the Pastor. Need for flexibility in working hours, based on operational needs. The Building and Grounds Manager will be subject to the general provisions of the MFUMC Employee Handbook.

Duties:



A general list of duties and tasks is listed below, which includes both building maintenance and cleaning, as well as yard/property care and maintenance. This encompasses the internal and external areas of the church building itself, including the Day Care Facility, the sidewalks, parking lot, Columbarium, landscaping and other church-owned property and buildings (for example, the Parsonage [no regular cleaning] and Rental building);

Evaluates and arranges for special repair/maintenance services by contracted service providers, in conjunction with the Pastor and the Trustees of the church;

Set up tables and chairs for events, and tear down, as needed;

Recruits, and provides assistance to, volunteers for special work projects, such as the annual church clean-up days, and special seasonal projects, such as decorating for the Christmas season;

Research proposed project costs and service providers;

Assist various people/groups that come and go in the building with hauling materials, etc. as needed.

Attend Trustee meetings, as requested;

Arrange for own replacement during times when this person is on vacation or other leave of absence;

Attend monthly staff meetings.

Requirements for skills, knowledge and abilities:



Expertise in basics of building maintenance is essential;

Mechanical maintenance abilities;

Basic electrical and plumbing skills helpful;

Basic computer skills, including routine file maintenance, and the ability to manage the computerized system which controls the heating and cooling systems, as well as lighting of church grounds;

Ability and expertise in cleaning maintenance of a building facility;

Ability to evaluate and assess contractor skills and abilities for use within the building and other property needs;

Ability to negotiate with service providers for special projects and their pricing.

Physical Requirements:



Must regularly lift and/or move up to fifty (50) pounds, and occasionally lift and/or move up to 75 pounds. Note that for some tasks required, the Building & Grounds Manager will be assisted by volunteers he/she recruits from the congregation, such as for spring landscaping and mulching, for large painting projects, or set up/tear down of tables and chairs for big events;

Required vision abilities include close, distance, color, peripheral and depth perception.

Work Environment:



Work environment characteristics described are representative of those an employee in this position might encounter while performing the essential functions as described in the table of regular duties (listed below).

The employee occasionally works near moving parts of office equipment, cleaning equipment and HVAC systems.

Ladder work at heights up to 30 feet is occasionally required.

Occasional high levels of noise may be encountered while performing various mowing and snow blowing duties. Hearing protection is provided for these circumstances.

DETAILED TASK LIST:



INTERIOR CLEANING:

Vacuuming: Offices, hallways, fellowship hall, all carpeted areas. Tile Floors: Wash and buff as necessary. Wax as required. Restrooms: Thorough cleaning on a regular basis to include floors, toilets, sinks, mirrors, etc. Stock with paper supplies as needed. Dusting: Dust offices regularly, and balance of church as needed. Drains: Clean when required. Treat/maintain. Windows: Wash windows, as needed. Wash glass on exterior doors as necessary. Light Fixtures: Wash/dust shades and bulbs as required. Replace bulbs, starters and ballasts as required. Folding Tables & Chairs: Wash and repair as needed. Church Pews: Clean and repair as needed. Handrails / Door Knobs: Clean, polish and repair as needed. Carpet Cleaning: Steam clean/shampoo carpets in hallways and entrances when dirty; balance of building as needed. Drinking Fountains: Clean regularly. Trash: Empty office/daycare papers on a regular basis. Other areas as needed. Make sure trash is put outside for weekly pick-up. Plumbing: Keep drains running and open. Replace faucet washers and cartridges as needed. Janitorial Areas: Clean, set-up and maintain janitorial area and supplies.
EXTERIOR:

Trash / recycling: Pick up trash outside as needed. Engage in recycling. Lawn: Mow and weed-whip as needed. Fertilize as necessary. Weed Control: Spray for weed control as necessary. Snow Removal: Keep all sidewalks, porches, etc., clear of all snow and ice. Salt as required. Bushes and Shrubs: Keep trimmed during summer months. Exterior Windows: Wash when necessary. Flower Beds: Keep weeded and mulched as required. Plant annuals as needed. Lights: Maintain and replace bulbs as needed. Roofs and Gutters: Inspect regularly, and clean debris from gutters seasonally.
OTHER:

Supplies: Order soaps, waxes, bulbs, cleaning and paper supplies, etc. Parsonage and Rental Property: Do minor repair and maintenance work as required for parsonage and rental property. Boiler Room: Keep boiler room neat and clean. Learn operation of boiler and possibly do minor maintenance. Furniture Set Ups and Tear Downs: Set up and tear down tables and chairs for special events. Outdoor Equipment: Maintain equipment needed for outdoor work - lawn mover, snow blower, weed- whip, etc. Board of Trustee Projects: Perform miscellaneous projects as determined by the Board of Trustees. Paint miscellaneous rooms, handrails, etc., as determined by the Board of Trustees. Floor / Ceiling Maintenance: Replace and repair floor tiles as needed. Replace damaged ceiling tiles as needed. Locks / Security: Maintain keys and locks for all doors. Kitchen: Regularly check appliances. Assist with minor kitchen issues. Emergency Equipment: Test and change batteries in smoke and CO detectors as well as emergency lighting twice a year, or as special need dictates. Fountains: Keep clean, filled and pumps maintained. Water Cooler: Fill and maintain. Order Water. Oil Candles: Change eternal flames. Fill oil candles. Maintain acolyte flame carriers / extinguishers. At Semi-Annual Time Change: Change clocks, thermostats and timers on pumps, motors and lights. Water Softeners: Maintain and fill. Roof Drains: Clean roof drains on flat roofs, two times per year. Columbarium: Funeral set ups, arrange for engravings of urns and headstones. Hauling Materials for Individuals and Groups: Assist various people/groups what come in the building with hauling materials, etc. as needed.
MAJOR EQUIPMENT:

Organ Humidifier: Keep running well to assure good organ environment. Reverse Osmosis Water: Operate / maintain. Change filters as needed.
MASON CHRISTIAN CHILD CARE CENTER:

Please note: The work in the Child Care area is generally needed to be performed evenings and weekends, when the children are not present. Maintenance: Cleaning as negotiated with the MCCCC Director. Perform repairs as requested. Floor buffing and floor stripping regularly. Snow removal by 6:45 am, as needed.
BUILDING HEATING / EXTERNAL LIGHTING CONTROLS:

Administration: Learn to operate the computerized controls for the building heating and cooling systems, as well as external lighting. Maintain the on / off schedule for regularly scheduled and special events.
Pay: $16.00 - $18.00 per hour

Expected hours: 30 - 40 per week
