Association Manager/construction Management

Job Description

Professional Management Group, Inc. (PMG) in Osage Beach, a condominium owners association and long-term rental management company, is seeking a Condominium Association Manager. Experience in the community association management field is preferred. Strong verbal and written communication skills, working knowledge of MS Word, Excel, and Outlook, professional disposition, customer service skills and the ability to multi-task, stay organized, and work independently and as part of a team a must.

Key Responsibilities:



Property Management Duties:



Oversee the day-to-day operations of assigned properties, including owner relations, maintenance, and financial reporting. Develop and manage annual operating budgets; monitor expenses and income to meet financial goals. Ensure compliance with all local, state, and federal housing laws and property management regulations. Conduct daily property inspections to ensure safety, cleanliness, and curb appeal. Handle tenant inquiries, complaints, and service requests in a professional and timely manner. Supervise on-site staff and vendors, ensuring high performance and accountability. Coordinate maintenance and grounds work with Board of Directors and vendors. Control keys for the association and individual unit keys; monitor authorized access of units. Maintain an inventory list of associations personal property. Maintain and update homeowner's directories and dock/garage assignment maps. Organize, coordinate, provide notifications and agendas, and attend Board of Directors meetings, annual meetings, and special meetings ensuring compliance with governing documents. Record and retain minutes of all meetings. Issue periodic updates regarding the complex to the Board of Directors. Prepare quarterly newsletters and other correspondence. Assist in preparing annual budgets and budget notes. Assist with the preparation, distribution and enforcement of the complex rules & regulations. Assist in researching/coordinating capital improvement plans for the association. Obtain bids for services such as insurance, supply purchase, and maintenance services; assist with bid comparisons and contracts with vendors. Coordinate insurance work. Coordinate interior and exterior pest control services and escort technicians. Complete winter inspections and heat checks of all units.

Construction Management Duties:



Plan, coordinate, and oversee construction, renovation, and repair projects from concept through completion. Develop project scopes, budgets, timelines, and bid documents; solicit and evaluate contractor proposals. Manage contractor performance and ensure all work meets quality standards, building codes, and safety requirements. Coordinate with architects, engineers, and vendors on project designs and specifications. Review and approve project invoices and change orders. Monitor project progress, resolve issues, and ensure timely completion within budget. Maintain records of all construction and maintenance activities.

Qualifications:



Knowledge of construction methods, building codes, and cost estimating.

Experience in property management and construction or project management. Strong understanding of property operations, maintenance, and budgeting. Excellent leadership, communication, and organizational skills. Ability to manage multiple projects and priorities simultaneously. Valid driver's license and reliable transportation.
