The Assistant Property Manager supports the daily operations of our student housing properties, ensuring a positive living experience for residents and efficient management of the community. This role works closely with the Property Manager to handle leasing, resident relations, maintenance coordination, and administrative duties. The ideal candidate is organized, customer-service oriented, and thrives in a fast-paced environment.
Key Responsibilities
Leasing & Marketing
Assist with advertising, marketing, and social media efforts to attract prospective residents.
Conduct property tours and respond to leasing inquiries promptly and professionally.
Prepare and execute lease agreements, renewals, and move-in/move-out documentation.
Maintain accurate occupancy, traffic, and leasing reports.
Resident Relations
Provide excellent customer service and ensure resident satisfaction.
Enforce community rules, regulations, and lease policies in a fair and consistent manner.
Handle resident concerns, roommate conflicts, and maintenance requests efficiently.
Plan and assist with resident engagement activities to promote a positive community atmosphere.

Administrative & Financial

Process rent payments, fees, and other transactions accurately.
Assist with monthly rent collection efforts and communicate with residents on past-due balances.
Maintain organized resident files, lease records, and property reports.
Support the Property Manager in preparing budgets, reports, and vendor invoices.

Maintenance Coordination

Receive and track maintenance requests; follow up to ensure timely completion.
Conduct regular property inspections to identify maintenance and safety issues.
Coordinate vendor services and ensure property cleanliness and curb appeal.
Qualifications
Education: High school diploma or equivalent required; associate or bachelor's degree in business, property management, or a related field preferred.
Experience: 1-2 years of property management, leasing, or related customer service experience (student housing experience preferred).
Skills:
- Excellent communication and organizational abilities.
- Strong computer skills, including Microsoft Office, Google Docs/Sheets, Yardi Software (preferred)
- Ability to multitask and maintain professionalism under pressure.
- Knowledge of Fair Housing laws and lease compliance preferred.
Work Schedule & Compensation
Full-time position; may include some evenings or weekends during peak leasing or turnover periods.
