Sanctuary on 22 Apartments is currently in need of an experienced Assistant Property Manager to join the team. The property is located off 22nd Avenue & Butler Drive which is tucked away in a peaceful residential area adjacent to other apartment communities and residential homes .

This position requires someone that stays extremely motivated and organized every day. Someone who can manage their daily tasks, oversee their team and projects at the same time. We need a real go getter that can handle the challenges and overcome the obstacles that a manager faces daily at a property this size. Sanctuary on 22 was built in 1985 and houses 266 apartments. There are 20 buildings and they are all 2 stories. We have 2 pools , one hot tub, and a fitness center. Best of all, we have an amazing team of office and maintenance staff that just need an amazing person to lead the team.

Position Summary



The Assistant Property Manager supports the Property Manager in the daily operations, financial administration, and resident relations of a 266-unit apartment community. This role plays a key part in leasing performance, resident satisfaction, and operational efficiency while providing leadership support to leasing and maintenance teams.

Key Responsibilities:



Operations & Support



Assist the Property Manager with day-to-day community operations. Act as the on-site point of contact in the Property Manager's absence. Help supervise leasing and maintenance staff as directed. Ensure compliance with company policies, Fair Housing laws, and safety regulations. Conduct regular property walks to monitor curb appeal, cleanliness, and safety.

Leasing & Resident Relations



Support leasing efforts to achieve occupancy and revenue goals. Conduct tours, process applications, prepare lease agreements, and coordinate move-ins. Assist with lease renewals, rent increases, and resident retention initiatives. Respond to resident inquiries, concerns, and complaints promptly and professionally. Assist with enforcing lease terms and community policies.

Financial & Administrative Duties



Collect and post rent payments and other charges accurately. Assist with delinquency tracking, notices, and follow-up. Process invoices, purchase orders, and expense reports. Help prepare reports, budgets, and financial summaries as assigned. Maintain accurate resident files and property records.

Maintenance Coordination



Coordinate work orders and follow up to ensure timely completion. Communicate maintenance schedules with residents and staff. Assist with apartment turns and move-out inspections. Support vendor coordination and service requests.

Qualifications Required.



Minimum of

1-3 years of multifamily property management or leasing experience.

Working knowledge of Fair Housing laws and landlord-tenant regulations. Strong customer service and organizational skills. Basic financial and administrative experience. Proficiency with property management software (Yardi, RealPage,

AppFolio

, or similar).

Preferred



Prior assistant manager experience. Experience with communities of

100+ units.

Bilingual - Spanish speaking.

Strong communication and interpersonal skills. Attention to detail and organizational ability. Problem-solving and conflict resolution skills. Ability to multitask and prioritize in a fast-paced environment. Team-oriented mindset with leadership potential.

Physical & Work Requirements



Ability to walk the property regularly, including stairs. Occasional after-hours availability for emergencies or coverage. Ability to lift up to 25 pounds.
