The Assistant General Manager (Onsite) is responsible for supporting the effective day-to-day operations of the community by maintaining high standards of service, maintenance, and vendor performance. This position requires an engaged professional with strong vendor management abilities and a solid background in facilities management. The ideal candidate will be actively involved in the physical operations of the property, ensuring that all aspects are properly maintained, compliant with regulations, and aligned with the objectives of the Association.
Your Responsibilities:
Acquires and maintains current knowledge of state regulatory agency statutes and each client's community's documents, policies and procedures.
Responsible for all field activities associated with a property as it relates to the covenants.
Performs daily property inspections.
Coordinates insurance requirements for properties and associated vendors.
Assists in preparation of monthly reports.
Assist in Identifying opportunities for operational improvements and cost efficiencies.
Creates the culture needed to enhance, promote and execute daily positive interaction among members of the management team.
Maintain detailed records of inspections, service logs, and maintenance schedules.
Assist the Manager in supervising and oversees projects performed by Facilities Manager and Facilities Staff.
Assist the Manager in setting and implementing guidelines for the highest standards of performance and instill them in the staff by assisting manager with personal follow-up to insure that the service is being delivered. Demonstrates a routine and effective ability to adjust to changing circumstances.
Follows safety procedures and maintains a safe work environment.
Act as the secondary onsite contact for all vendors and service providers.
Monitor and evaluate vendor performance to ensure adherence to contractual obligations, service level agreements, and community standards.
Conduct regular walkthroughs and inspections to verify work quality and completion.
Document and escalate performance issues and collaborate with management to implement corrective actions.
Assist in the procurement process, including scope development, bid reviews, and contract execution.
Skills - Qualifications:
Education/Training:High School diploma or equivalency required. BA/BS in Business Administration or related field preferred.
Experience/Knowledge/Abilities:
Two (2) years of experience as an on-site assistant manager, facilities coordinator, or vendor oversight professional a must. Strong working knowledge of customer service principles and practices. Strong understanding of contract compliance and vendor accountability. Ability to read, analyze, and interpret technical procedures, Excellent communication, negotiation, and organizational skills. Ability to work independently and manage multiple priorities in a dynamic environment.Strong customer service, time management and interpersonal skills required.
Computer literacy: Proficiency and working knowledge of Microsoft Office Suite.

$60000 - $67000 / year
