Job Description

The purpose of this position is to provide general maintenance services to County buildings and grounds. Duties include, but are not limited to: performing semi-skilled and skilled work involving painting, plumbing, carpentry, locksmith, minor electrical, and HVAC in the alteration, repair, and maintenance of County equipment, buildings, and grounds. Assists the Building Maintenance Supervisor in preparing the Department budget to ensure proper use of County funds. Will Assist the Supervisor with monitoring the activities, operations, and personnel including tasks, evaluations, department activities, priorities, training, record keeping, and monitoring expenses. This position works under the direction of the County Building Maintenance Supervisor.

ESSENTIAL FUNCTIONS

Communicates with Building Maintenance Supervisor for a directive for any repairs that have been overlooked and are required. Updates any buildings that need repair. Repairs plumbing, heating, and cooling problems and communicates with outside firms as required. Install, maintain, and repair plumbing systems and a variety of plumbing fixtures such as faucets, sinks, toilets, and water heaters; maintain heating and air conditioning systems. Assists Building Maintenance Supervisor to plan and coordinate maintenance and repair activities. Coordinate licensed inspections as required (annual building inspections) including monitoring the fire/smoke alarm system. Coordinate major maintenance and repairs as required to mechanical systems, HVAC systems, boilers, and generators. Assist with administrative duties related to building maintenance. Assist in preparing preventative and predictive maintenance schedules. Maintain inventory control over equipment and supplies. Maintain building maintenance logs and records. Performs minor preventive maintenance services and repairs on refrigeration, air conditioning, and heating systems. Move heavy equipment and/or furniture as necessary. Takes readings and monitors water softeners; repairs equipment, as needed; re-sets fire alarms. Assists in any significant repairs as required. Removes snow and ice on County sidewalks, around County property, and all County parking lots as needed. Clear snow and ice from County Vehicles as needed to clear all County lots. Removes all trash around entryways to all County buildings. This position may be required to report during non-work hours for emergency purposes, equipment failure, or snow removal. Works with maintenance employees on staff and professional development opportunities on a continual basis. Will also assist the Supervisor with facilitating the recruitment, selection, and termination of maintenance employees. These responsibilities will include but are not limited to introducing and training new employees, assessing job performance, reprimanding and commending employees, and terminating employees based on matters such as poor performance, policy violation, or lack of work. Access to Not Public Data The incumbent may encounter not public data in the course of these duties. Any access to not public data should be strictly limited to accessing the data that are necessary to fulfill the employment responsibility. While data are being accessed, the incumbent should take reasonable measures to ensure the not public data are not accessed by individuals without a work reason. Once the work reason to access the data is reasonably finished, the incumbent must properly store the not public data according to the provisions of the Minnesota Government Data Practices Act (Minnesota Statutes, Chapter 13).

Performs other work-related duties as required. If a new work assignment requires access to not public data, the incumbent is permitted to access not public data for work assignment purposes only. Any access to not public data must be strictly limited to the data necessary to complete the work assignment and after the assignment is completed, the employees work assignment no longer requires access.

MINIMUM QUALIFICATIONS

EDUCATION

High school diploma, or GED, required; with a minimum of three years experience in building maintenance, or related field; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this position.

EXPERIENCE AND SKILLS REQUIRED

Recent related maintenance experience, which includes the following skills and abilities:

Preference is given for experience or training in electrical, plumbing, mechanical engineering, or related field. Possess a valid Drivers license. Possess second Class C level boilers license, or possess one within a year of hire. Possess strong working knowledge of the equipment, materials, methods, and practices used in building maintenance and repair operations Ability to establish and maintain effective working relationships with others. The ability to work with all types of people and personalities. The ability to work in a professional and confidential office environment. Requires the ability to read a variety of professional, technical, and administrative documentation, directions, regulations, instructions, methods, and procedures. Requires the ability to communicate with others in English.
