At Caldera, we believe in the power of creativity. Our mission is to inspire and support youth from underserved rural and urban communities by awakening the potential of their creative voice. We do this through a unique fusion of art, environment and mentorship. Our Youth Program provides students from Portland and Central Oregon with long-term relationships with caring adults, which nurtures individual creativity, beginning in sixth grade and continuing into young adulthood.

Caldera has a $2.6M budget, a 14-member board, 18 full-time year-round employees, and a range of seasonally contracted artists and staff. Its administrative office is located in Portland, Oregon, and its Arts Center is located outside of Sisters in Central Oregon.

Position Title: Arts Center Property Manager

Supervisor: Director of Operations

Full time (37.5 hrs), Based on a 5 day 7.5 hours a day work week. Set weekly shifts will be scheduled in collaboration with the supervisor. On-call overnight emergency contact 2-3 nights a week or as scheduled. Weekends and holidays are required, but holidays can be flexed.. Occasional overnight will be required. In-state travel (approximately 4x per year).

Work Location: Caldera Arts Center, 31500 Blue Lake Dr, Sisters, OR 97759. We prefer that the person in this position live on-site in Caldera-provided housing, though this is not a requirement. During on-call hours, the person in this position must be within one hour of the Arts Center.

Compensation: $56,000 - $71,000 salaried, exempt. Benefits include generous paid time off, health, dental, and vision insurance, 403(b) retirement matching, long-term disability, short-term disability, and life insurance. Eligible for relocation expense reimbursement.

Optional on-site housing: Rustic 1BR/1BA cabin on Link Creek, utilities included. Should you choose to live in on-site housing, it is considered a nontaxable fringe benefit except during snow season (November through March each year). You will be responsible for paying taxes on the value of the housing April - October.

Position Description:

Caldera\'s Arts Center Property Manager works to ensure efficient operation and use of Caldera\'s Arts Center and surrounding land and lakefront. The Property Manager reports to the Director of Operations and manages facilities staff to plan, direct, and implement maintenance and repair of the property (all fixed and natural assets and equipment). This position works collaboratively with year-round and seasonal staff, long standing stakeholders. volunteers, and contractors. The person in this position will serve as the emergency contact for scheduled on-call hours, during which they will be required to be within a one hour radius of the Arts Center. This position is crucial to the fulfillment of Caldera\'s programs at the Arts Center and hosting other events and groups on site. The person in this position will occasionally need to travel to Portland for staff meetings or activities.

While performing the duties of this job, the Arts Center Property Manager will regularly be required to work at a computer, make phone calls, lift and/or move up to 50 pounds, occasionally lift and/or move more than 100 pounds, operate complex equipment and machinery, complete outdoor labor including construction and cleanup projects in summer and snow plowing in winter. Reasonable accommodations will be made upon request.

Specific Responsibilities:

Facilities Management (90%)

  • Oversee all on the ground facilities maintenance and land stewardship activities at the Arts Center to support Caldera\'s program needs, renters\' needs, and to meet government standards.
  • Manage operation and maintenance of all building and property systems, including HVAC, electrical, lighting, plumbing, boiler systems, sprinkler system, water heaters, air distribution, kitchen & food preparation systems/equipment, trash/pests/debris/snow removal, alarm systems, housekeeping/laundry, roads, fuel reduction, water system, communication (phone, internet, etc.) etc.
  • Ensure that Caldera values and commitment to racial equity are embodied in policies and practices at the Arts Center, including vendor vetting and selection, alongside the Director of Operations
  • Set weekly goals and objectives for facilities operations team that are in line with the Arts Center schedule and needs.
  • Work alongside the Facilities Operations Team on daily facilities and land inspections. maintenance, repair, cleaning, landscape, vehicle repairs, snow removal and other tasks as needed.
  • Manage contractual relationships including hiring and supervising contractors and negotiating contracts
  • Support the Director of Operations managing relationships with government agencies and contractors
  • Ensure facilities are stocked properly with supplies.
  • Work together with the Hospitality Coordinator and Programs team to build a collaborative environment and a successful Camp, AiR, and rental program
  • Support preparation for and execution of events at the Arts Center.
  • Respond to on-call requests received during scheduled on-call hours, during on-call hours, the employee should be within one hour travel of the Arts Center
  • Work with maintenance staff to update existing facilities maintenance documents
  • Work with the Director of Operations to create a comprehensive Facilities Maintenance Plan
  • Work with the Director of Operations to ensure that facilities operations is within budget
Security and Safety (4%)
  • Manage safety and security efforts at the Arts Center
  • Manage and oversee use of equipment and vehicles
  • Work with Director of Operations to update, maintain, and train staff on emergency preparedness plans
  • Maintain systems for access to gate codes, key cards, keys and other equipment assets
  • Secure site assets and maintain site security. Respond to safety or security concerns from staff, guests, or others onsite.
  • Understand and follow safety and security policies and procedures.
Administrative Duties (5%)
  • Manage Facilities Operations staff and work with the Director of Operations on payroll, review process, and other departmental admin needs
  • Supervise and support the professional development of department staff by setting and overseeing goals and growth opportunities, gathering resources, and providing ongoing feedback and coaching
  • Participate in staff meetings, quarterly team days and retreats
  • Create staffing and facility coverage schedules to ensure that all facilities and land are inspected daily and programs and guests are adequately supported in collaboration with the Director of Operations
  • Provide information and input as requested to the Director of Operations, who will collaborate with the Leadership Team, and board leadership to support decision-making and Caldera\'s strategic goals.
Racial Equity Work (1%)
  • Participate in equity-focused staff meetings, retreats, and committees
  • Support Caldera\'s annual equity plans in their creation and implementation by giving feedback, serving on the Equity Team, and/or participating in activities
Required Qualifications:
  • 3 years of experience with systems or facilities maintenance
  • Land and watershed management in a wildfire and snow zone
  • The ability to act as on-call overnight emergency contact as scheduled, within one hour travel of Arts Center
  • Passion for Caldera\'s mission, social and environmental justice, and racial equity
  • A willingness to engage in ongoing racial equity work
  • Strong communication skills
  • Proficiency with Microsoft Office and/or Google Apps (G-Suite)
  • Valid and current driver\'s license and ability to drive and operate heavy trucks and machinery.
  • Ability to travel to the Portland metro area 4 times annually
  • The ability to occasionally work flexible hours including nights, weekends, and Holidays
