Position Overview
The
Accounts Manager
is a key member of the management team. This role handles accounts payable and receivable, resident collections, skip tracing, property reporting, payroll liaison duties, financial reporting. This is hands-on, high-impact role requiring a dedicated passion.
The role supports legal procedures such as evictions and small claims filings. This individual will also build proactive relationships with residents to help prevent arrears, assist in locating rental assistance, and help maintain a positive resident experience while ensuring strong financial performance.
This position is based in St. Cloud, MN with in-person attendance expected, and remote work flexibility possible based on performance. You'll be part of a close-knit team where your ideas, voice, and growth matter. This position is essential to ensuring financial integrity of our properties and overall success of our management operations.
Key Responsibilities
Accounting & Financial Management
Manage full-cycle accounts payable and receivable for all properties
Reconcile financial accounts and resolve discrepancies promptly
Process vendor payments and tenant charges
Maintain accurate, up-to-date financial records for internal use and external audits
Oversee employee timecard submissions and serve as the main liaison with payroll partners to ensure accurate and timely payroll processing
Collaborate with contracting and maintenance staff to ensure accurate financial records
Collections, Resident Relations & Skip Tracing
Monitor resident delinquencies and initiate structured collection procedures
Conduct skip tracing to locate past residents with unpaid balances
Negotiate and manage payment plans or settlements when appropriate
Communicate clearly and professionally via phone calls, text messages, emails, and in-person interactions
Work with residents at risk of falling behind on monthly installments, the goal would be to identify challenges early and to listen, support, and connect them to funding help where possible
Help residents find and apply for financial assistance programs
Maintain thorough documentation of collection activity and support efforts
Reporting & Analysis
Prepare and distribute weekly/monthly financial and property performance reports
Track income, expenses, and variance by property
Assist in the development of annual budgets and forecasting models
Monitor key financial performance indicators related to rent collection, aging accounts, and reconciliation
Legal Support
Prepare documentation for evictions and small claims court filings
Coordinate with legal counsel, law enforcement and courts as needed
Possibly attend hearings if required
Maintain detailed records of legal cases and outcomes
Qualifications
Associate's or bachelor's degree in accounting, Finance, Business Administration, Tenant Law or related field (preferred)
3+ years of experience in accounting, finance, collections, or property management
Proven track record of accounts receivable collections, including sensitive communications and payment negotiations
Comfortable leading collections and negotiating payment solutions to be approved
Experience with payroll systems and timekeeping; ability to coordinate with payroll vendors
Proficiency in property management and accounting software
Strong knowledge of landlord-tenant law, rent collection practices, and fair housing regulations
Excellent written and verbal communication across all platforms: email, phone, text, and face-to-face
Ability to build rapport with residents and offer compassionate, solution-oriented support
Resourceful and knowledgeable about (or willing to research) rental assistance and funding programs
Highly organized, self-motivated, detail-oriented, able to prioritize tasks independently and capable of managing multiple priorities effectively keeping in mind multiple deadlines
Well-developed organizational and analytical skills
Comfortable learning and adapting to new software and processes
Ability to maintain confidentiality and exercise discretion when handling sensitive information
Willingness to be available occasionally for urgent financial issues or legal deadlines outside of regular hours
Motivated to grow professionally and move up within the organization

Full-time, in-person position based in St. Cloud, MN
Remote work may be offered after a successful onboarding period, based on performance and business needs
